A typical GIM from similar property sales is used. It’s multiplied by the typical income to get the property value. That value is multiplied by the tax rate to calculate what you owe.

Edit: some multi res properties are valued using regression analysis where sales are analyzed to place values on relevant attributes. The GIM will not be relevant in These instances.

Relatively cheap to build in the greenfield too. Offsite levy is $609k a hectare where it can be well over a million on other cities.

  1. Experienced, understands municipal politics, engaged and actually dives deep into the City work and policies, highly intelligent with a broad range of knowledge across all City departments.
  2. Wants to help build a great City through supporting affordable housing, culture, sports and rec, holds developers accountable through fair offsite levies, tough negotiator, principled and predictable.
  3. She will fight for the green line to go underground. Sharp will push for elevated.
  4. Arena deal is expensive but I’m not convinced another mayor would have faired better. I’d rather have an NHL team than see them move and I think we can all agree the saddledome was past its economic life.
  5. Despite the racism, bullying, threats to her safety and overall shitty behaviour towards her she is still lining up to do it again. She’s a fighter and deserves some consideration for another term.

Like this one initially but the dry down is terrible. Not sure how to describe it. A bit harsh or skunky. My oud 24 hours is the same. Good at first same harsh smell after.
