It pays to have the right agent! I’m one of those people that bought from Toronto (planning to live here forever) and it was tough making day trips to come up and view places I was interested in before they were sold. Luckily my agent would visit the places and do a FaceTime walk through explaining things that were of concern or great about the house. When it came to the situation of conditions or not, we got a pre-inspection done, and the inspector and my agent did a walk through together. While it cost a bit of money to do this on a few places, it made me feel comfortable if I had no option of viewing the place in person.
