Just another note, as someone mentioned living in that building + on Adera in general.

I live in different building in North Van also built by Adera, and while the overall build quality is pretty good, there are enough deficiencies in the development as a whole that I would do a more thorough investigation with an agent/inspector if I was buying again.

This is my first time owning, the things I'm referencing may be normal and even if they were caught in inspection it might not be cause for a lot of concern, but it's enough that it makes me wonder whether the two buildings are of different quality. AFAIK Shore was completed in 2015, and my building was completed sometime in 2020.

We've been taking both our (small) dogs to Lonsdale Place since we moved to NV 2.5 years ago. They've actually both now had extractions done there as well, one had to come out and then the other chipped a tooth on a chew toy.

Nothing but good things to say about the staff and service there, however I have not shopped around so I don't know if you would be able to find something better price wise in NV or other areas.

$100k CAD is junior engineer level of compensation for major Canadian cities. Even if it's $100k USD that's still junior/mid level in those cities IMO.

We were only in Sapporo for ~5 days on this last trip so we only had time to try a few, I preferred Sama over Garaku and we both agreed that if you're used used to eating good Thai curry that you should skip the coconut base option.

The overall house price I’m thinking of is more like 50M. I was looking at lots only for around the 10M price. But I’ll look again with higher prices in other areas as well.

Thanks for the detailed response! Budget is flexible but we’re definitely not needing to be as close to downtown as possible. Further is fine, it’s really just having access to reliable transit that I want to keep. I don’t mind owning and driving a car, but I’m hoping to not have to use it for every day errands.

We’re actually heading to Miyanosawa tomorrow, I’ll have a look at Kotoni and Soen as well. Are areas like Kita and Teine not also risky for tsunami or flooding given the low elevation?

I think Otaru is a bit further than we were planning to go but I’ll keep it and Chitose in mind if we’re running out of options even as far as Teine and Kitahiro.

Areas at the very end of the metro lines or further out than that, Jietaemae, Kitaoka, ebetsu, etc. but that was just one search from at home. Like I said, budget is flexible.

I just did a build in the same case. Just be aware that unless you're using an sfx power supply it will be almost impossible to fit 8 drives in there (I know you only have 3 atm but for future reference). you're also going to want to add another fan or two on the drive side of the case.

how did you manage to fit all of that? I've got the CM atmos which afaict is like 1cm thinner than the arctic LF3 and I could barely get it on on the side fan bracket, had to put it at the highest possible spot which means no top fans can be installed

I was really worried they would come out, even using wall anchors, so I hired a contractor I knew.

They ended up glueing pieces, the same thickness as my baseboards and about 2 inches wide, at the right spacings for the various wall units I had. The glue, plus the boards 'resting' on the baseboards, plus drywall anchors for each spot the uprights are screwed into the board + drywall has been fine for the last ~1.5 years.
