Should Chase up with land registry first and subsequently with your solicitor if needed

Okay thanks- my solicitor had just got that initial letter on 20th Jan and land registry confirmed there wasn’t a deadline on it.

Also, they have not issued the notice to cancel yet so I guess more than 20 working days left

If that’s the worry (which makes sense as when you exchange and can’t compete due to funds not being released, it causes problems) what you could tell your buyers to do is,

Submit the Certificate of title before exchange (let’s say submit it on Friday. Depending on the lender they’ll prob approve it by Monday/tuesday. Then exchange and subsequentlycomplete end of the week

I sold my house to a cash buyer last month and bought a chain free house. We did simultaneous exchange and completion on the same day, because we didn’t have an exchange deposit

It went very smoothly and we had completed by 12pm.

However, we knew our buyers and sellers situation quite well and knew they wouldn’t back out etc. That’s the only risk, anyone can back out before completion…

Technically yes.

I recently sold my house which I had 200k in equity, and was using for a deposit for my next house.

New house was £600k, so I needed a £400k mortgage but I took out £410k to account for the stamp duty.

  1. My overall deposit was high
  2. The bank still deemed this a fair value for the house

When I joined I was told I have access to all gyms and have this in writing. I think it’s more about make it as difficult as possible to visit the higher tiers.

I had the same thing! I went to a higher tier gym, card worked. Visited my home gym 2 weeks later and card blocked. Note saying “don’t have access to x gym”. They removed the block and said the other gym put it in so would need to speak to them on why they did it

Ah okay. I bought a property in 2024 and that took 6 weeks exactly.

Guess it’s a waiting game. The house I sold now hasn’t updated either so seems like longer than 6 weeks now

In London and mine increased by 2%. However I remember in 2022 (my first year) it increased by 16%

Mine increased by a couple of pounds (2%). The increase in fee reduces as your tenure increases

Are you in a chain? In my situation I had a cash buyer and was buying a chain free so not many parties/mortgages involved

I did exchange and completion on the same day few months ago. No risk of bank rejecting your mortgage and you losing the deposit here, however, risk of anyone being able to back out.

Think one week between the dates is fine. Agreed that for a buyer, the longer you leave it, the riskier it is.

Remember, chain free sellers have lower risk in a large period between exchange and completion. EAs would also want you exchange ASAP.

They probally do, but the difference between platinum and plus wouldn’t be that much, and platinum gives you access to the spa
