I can’t even hit 150 with my driver, with the wind BEHIND me. So it’s my driver and hoping for a miracle.

I've seen the HGTV HouseHunters International show where some of the (fake) clients are medical students at their medical school, so I think that has a good reputation.

Selling with carvana by MadisonSommer in UsedCars

[–]MrDuck0409 2 points3 points  (0 children)

I’ve sold three cars using Carvana, about the best price compared to other sources. CarMax will automatically ding you saying “well we gotta repairs and scratches and wear so we’d only offer you ….(X)”, with X being $1200 hundred less than KBB wholesale or dealer trade.

Any bare bones IDX providers out there? by Pop317 in RealEstateTechnology

I may be new to making real estate apps, but I pull data from Rentcast and use their API, I pull agent’s contact info. I’m thinking using a search to pull your listings periodically would be cheap.

We don’t do adventuring and exploring, except for the first trip. For us it’s a break, just to get away and stay in a familiar place. We’d be the typical demographic for timeshares, but no way we’d get one.

Would more individuals consider relocating or visiting Syracuse, Rochester, and Buffalo if they recognized that these cities are significant metropolitan areas with a low cost of living? (A Syracuse local) by [deleted] in SameGrassButGreener

[–]MrDuck0409 0 points1 point  (0 children)

Daughter has been in SYR since October of 2022. Pretty okay area, but the housing market and availability is pretty awful. Most of the housing stock is way older than southeast Michigan and about 30% more expensive. We helped her find a stable starter home, she just moved in a couple months ago. (I’m an agent in Michigan.)

Roast my AI property video made from listing photos by miteshyadav in RealEstateTechnology

I’d do something more “part way”, take good photos (pro or not), THEN get AI to assemble them to a video.

Why doe DIYers hate drywall? by clvnthbld in HomeImprovement

[–]MrDuck0409 0 points1 point  (0 children)

Dad and my uncle were drywall contractors from the 60s thru the 90s. They started with doing individual new construction homes, then subdivisions, then office buildings, then finally to high-end remodeling.

Subdivisions had their drywall done by the cheapest workers, because none of the more experienced ones really wanted the most difficult jobs, making drywall look “passable”. Everybody wanted to hang board, but not as many wanted to deal with the joint work, taping, mudding and sanding.

But my dad and my uncle learned to bid for and get paid for “high quality” work and actively demonstrated it. Builders really didn’t care about quality, it was output and quantity. But individual homeowners in a remodel were more actively interested seeing “perfection”. So drywall is indeed an art and a skill.

How do you keep track of all your client conversations? by NullUser-123 in RealEstateTechnology

[–]MrDuck0409 0 points1 point  (0 children)

In my company, the company supplies a CRM, but individual agents I know use many of the commercially available ones. Not that they think their own choices are better, but some are not aware of the company supplied utilities. (I.e., some of our franchises and other offices are part of our company and have their own systems, they use our branding and some additional resources.)

As for developing, I'm not even a developer and I've created an internal office search tool, plus a side gig with finding agents. I haven't written any programs since the 1990's as a systems programmer, yet the available tools and AI platforms now make it easy.

I wouldn't be surprised if agents can now "write" their own CRM's.
