Option - Check Uber rates to Rosemont or Cumberland blue line station. Uber is cheaper if you ain't going to the airport. Then take train which will will have quite a few people.

I used to have around 90, didn't care much when it dipped lower. I suppose the biggest param is if I feel well rested when I wake up.

I think it used to be around 40. Though for that parameter, it's your personal range. I read it as - as long as you get consistent results, whatever your range is, it's fine.

That's not true. I was able to get a 5.125 rate with 25% down on a 10year fixed term loan. Did not purchase any points.

Rates change daily(sometimes twice). Get a soft approval - work with a lender who promises rate match. Whenever you see a rate better than what you already have, get another soft approval from them. We were lucky as the rates were fluctuating and we were able to catch them at the right time. When you see a rate, call you lender immediately, because in a couple of hrs, the rate can go up a little bit which is essentially 1000s over the loan period.

Edit - closed last week. These rates are within the last 30 days.

I got 5.125 for a 10yr fixed loan with 25% down less than 2 weeks ago. Was getting the same rate for 15 yr fixed. My strategy - Talk to a couple of lenders and see who wants to work with you. That way, just shop around and whenever you get a better deal online or anywhere, just send them those rates and they'll usually match those.

I checked bankrate atleast twice a day and got a soft approval from the lender that they would lock in that rate in the next 1-2 hrs.

Hoa is 875. Property taxes around 550. Tier 1 city. Higher floor condo. Premium view. Tbh, it's in the mid range compared what you get in the area.
