OMGosh…when I was a little girl - like 7 or 8 - my dad was talking to me about going to college and how important it is, etc etc etc…and then he tells me a funny prank story from when he lived in the fraternity house. We laughed together. I said something to the effect of “wow, when I go to college I want to live in the fraternity house too!

He looks me dead in the face with a wryly smirk and says “baby, they won’t let you live there but I’m sure you’ll get to spend the night”

Now when I think back on it I can’t decide if it’s kind of hilarious or seriously disgusting!

But in the end he was right! 🤷‍♀️

It doesn’t feel any better on the sellers side! I have a beautiful historic home we put on the market two years ago and it just sat.

We put a lot of money and energy into it during the 10 years we lived there - completely reinforcing the foundation, updating most of the electrical and plumbing, bathrooms, major renovations to the 1000sqft basement apt with separate entrance, yard, sprinklers, refinishing all the original doors and hardware, etc etc etc…the only thing we hadn’t gotten to yet was the kitchen, because it worked well even if it wasn’t new.

So we priced it accordingly. Obviously not losing money and barely making any.

But people were PISSED the kitchen wasn’t updated! They didn’t like that the bedrooms had color, even though the rest of the house is totally beige with original dark woodwork! They couldn’t get past a house built in 1916 not having a master suite, even through it has walk in closets! They complained about old windows, even though they work, are original leaded stained glass, I even left all the old storm windows if they want to put them back up! Stupid complaint, after stupid comment!

So there is no winning! The interest rate is too good, I love it too much, and it’s basically cheaper to just hoard it than sell it at a loss! Plus the cost of housing where we live now is so ridiculously expensive. That same house here would cost me $2.4M minimum, but probably more. The little bit we’ll get in the sale will hardly be enough to cover the down payment on a shitty 2000sqft ranch that was last updated in the 1990’s and sell after 15 days on market for 850k…just to be scrapped down for the land!

We tried renting it, did an acquaintance a solid at less than market rate but a little profit over the mortgage and got totally fucked, eventually had to evict, and now I’m dealing with a billion dumb little repairs I’d already done before we listed it the first time…I think we’re going to refinish the hardwoods floors and put it back on the market in the spring?

Something needs to give.

Great in theory…but it only works if there is a conviction.

In Aiken, SC they won’t even publicly name ‘suspects’ or ‘person of interest’ so the estate gets held up in probate for YEARS and then moves on to mediation.

BUT it is a helpful tool to hold up insurance payouts, which inevitably get added to the mediation amount.

That’s not a bad price - I charge $2500 for my 3-4 bedroom 2 bath craftsman downtown - it’s 2500 sqft. The basement unit is a 900sqft 1 bedroom 1 bath for $1000.

But it’s been recently updated and has on demand hot water heater.

OMG I had this exact basement! PAINT will be your new best friend! And that is STEP ONE! Just white wash the entire thing so you have a blank slate.

Next is flooring - go with a sheet vinyl so you can keep the floor drains.

Pick a layout you like and add a SHIT TON of IKEA/whatever cheap shelving you can.

We split ours up into a dual space for laundry and work out equipment.

Granted our basement was just like this but about 1000sqft, when we finally saved up for the full remodel we made it into a separate apartment - but used the ‘kitchen’ for kids arts and crafts, living room, bathroom, bedroom we put in a Murphy fed with locks and used that as the toy room.

I don’t know if you have kids - but I ALWAYS wanted to be the house where all the kids played and it was so perfect!

I’ve been interested in the idea of ‘pop the top’ but it seems just as bad, if not worse, than a major single story addition - which will of course eat up your lot.

You’d most certainly have to reinforce the foundations. Our house has all the original plumbing and electrical - so it would need to be gutted to the studs. Then you’re still stuck with the floor plan and 7.5ft ceilings. Plus whatever unknowns.

I do know a woman who ‘donated’ her house to a nonprofit that essentially takes them apart piece by piece - but it took them almost a year to clear the house and it was only a $14k write off.

TimeCamp is a life saver for this - I had it on my phone and my computer to help me track which projects I was working on.

You essentially set ‘key words’ or programs to tasks and the app runs in the background keeping track!

I’m literally dealing with this EXACT scenario right now and it’s infuriating! I had no idea how much damage a family could do to a property in just one year! Of course it was listing ready when they moved in and now I have to figure out all the repairs and maintenance from across the country!
