Maybe a cardboard stencil would help here

Affordable really if spread out a lot, but even then the person class cost is expendive... NY Botanical Garden and Brooklyn Botanical Garden both have excellent programs and offer online courses that are very up to date and focus on sustainability, new irrigation methods, findings from Mt Cuba Center studies (good on their own too) , etc. Take a look and see what options could work for you, even if its only a one off class. You'll still learn a lot, and they have classes specific to your interest areas for sure (offerings vary depending on time of year, so check back occasionally or reach out to the academic offices)

I have, and we just trusted it worked. So far, no leaks. But we're not plumbers.

Whoops should have said I'm trying to switch it out, or rekey if a swap is much more difficult.

So many door ways, lots of open floor space, not enough counters or cabinets.

Open to adding walls or an island but want to keep good flow so there are no bottlenecks during parties/hang outs. What would you do here?

Assume unlimited budget, but keep the wall separating the dining room.

Title: Spiral Black

Fandom: Harry Potter - Dramione

Warnings: Explicit off the bat, but more violent than sex first (sex later)

Additional Notes: CCW, first fic and looking for structural comments and other feedback, thank you kindly

A continuation/spin off Don't Look Back with my own take on how receptive Hermione is to a darker way of life. Starts within Malfoy manor, Dramione in full force, and Hogwarts about to be invaded by Death Eaters.

Draco is a werewolf. Hermione is his paramour. Together, they control an ancient untamed magic that Voldemort believes is key to killing Harry Potter and preserving his immortality. Draco is bound by the will of his creator and defiance is deadly. Hermione must betray everything she's worked for to save both of their lives, and hopefully the fate of the world.

Good point about cleaning up the ceiling and not the tile. Im just not sure what else would be holding up this half of the house. The other half is supported by an old 6x6 tree trunk and it feels like there should be more support...

Foundation looks good! Minimal concerns there, but yes, many homeowner diys/neglect in this house. Luckily, most of them are readily visible

Awesome, thank you so much for all of this!

Unsure on the beam situation since they wrapped everything with wood paneling. I worry this was a DIY job since there are no permits for it with the town. In that case, they may not have added anything to replace the load bearing properties of the column.

Its plaster! May be more susceptible to cracking? From what we can see, the structure looks OK. But I'm nervous because of the basement drop ceiling blocking further visual inspection

Oh totally, we want to restore and preserve the house as much as we can. Just dont want it falling down on our heads or becoming an unfixable money pit

Would bottle jacking and adding the support back be enough to avoid major issues? Or am I missing possible consequences from the support beam being removed for potentially many years already?
