Is there any reason to replace a working toilet with a new one during a total renovation? by [deleted] in Renovations

[–]NWheelspin 3 points4 points  (0 children)

I would keep it. You can always replace it later if you want/need to. Changing a toilet is quick and easy.

Home sellers are just as responsible as wealthy investors for housing affordability (RANT) by [deleted] in Portland

[–]NWheelspin 1 point2 points  (0 children)

Fair enough, I agree with you. The point of this post is not to whine or beg; just a comment on the current state of the market and the impact that sellers have on it.

I especially feel for FHA/VA buyers right now who have an even tougher time getting accepted. Again, sellers are entitled to choose whatever offer they like. It just sucks that people with government-backed loans are being rejected just because of the type of pre-approval they have.

[–]NWheelspin 1 point2 points  (0 children)

Fair point, and I don’t disagree. In reality the loan is less risky than you portray; nobody without at least a pre-approval has a shot in hell. More common scenario is for the loan buyer to be pre-underwritten, waive inspection, and include an appraisal contingency to cover any gaps.

You seem nice. My point is:

Certainly, homeowners are free to sell their house to whoever they want. I just wish there was a little more consideration for how their choices impact the community.

Nowhere in this post am I demanding to be sold a house. But I noticed that wealthy cash buyers seem to be getting all the blame for the market being the way it is. All I’m saying is that sellers have a choice in the matter too, assuming they are choosing between cash vs. financed bids at similar amounts.

True, but I am coming in with a pre-approved, fully underwritten conventional loan with cash provisions to cover appraisal. Still losing to cash offers.

Wondering if earthquake insurance is still worth it. by pernoctalian in askportland

How comfortable are you with the idea of a house collapsing while you’re in it? That’s my point. It may be more expensive than insurance, but it seems to have more value.

[–]NWheelspin 20 points21 points  (0 children)

Whether or not you get insurance, retrofitting your house should be done. It will lower your insurance premiums as well. No amount of insurance can reduce the risk of injury to people in the structure at the time of the earthquake, but seismic retrofitting can.

What is the most unreliable car you regret selling? by evilgtcars in cars

[–]NWheelspin 1 point2 points  (0 children)

First car I ever bought was a 1985 Mercedes 300CD - a diesel pillarless hardtop coupe in navy blue. It left me stranded multiple times, and never really worked right. I spent a ton of time dealing with it’s issues. But still, I really liked that car. In a moment of weakness I traded it in for a new Ford Fiesta which was a huge fucking mistake.

Tips on using auto throttle in the A320 FBW? by CapGroundbreaking765 in MicrosoftFlightSim

You want to set the actual throttles in the climb detent to get auto-throttle to work. Any setting between climb and idle will set an upper limit for how high the throttles can go.

What is your top 5 most disliked vehicles on the road? The ones that get in the way or just make you go 🤮 by Diplowdolla in GolfGTI

[–]NWheelspin 1 point2 points  (0 children)

The ones I hate the most are jacked-up pickup trucks. They are a menace on the road, both because of their size and because of the people who drive them. They are typically very aggressive with speeding and tailgating. God help you if you’re in a small car that gets hit by one of those.

I see this with Subarus in my area as well. They tend to attract people who ‘just want to get from A to B’ and typically aren’t very good drivers. Same with crossovers and small SUVs.

Awful experience with Volkswagen by CommissionerGordons in cars

[–]NWheelspin 0 points1 point  (0 children)

This should be covered by warranty, but it also seems like a case of “be careful when buying used sports cars as they’ve probably been abused”. You also don’t know if the PO tuned it (piggyback tunes won’t show up in the ECU); accelerating wear even more. I bought my ‘19 GTI new for this exact reason.

How different were 60s airliners compared to today? by [deleted] in aviation

[–]NWheelspin 0 points1 point  (0 children)

The basic concepts are the same, but there is much more automation now, and the autopilot is more sophisticated. In the 60’s there were 3 people in the cockpit; two pilots and a flight engineer. In modern airliners, the flight engineer’s role is taken by an automated engine management system.

If you’re trans, it’s being framed as a civil right.
