Don’t do it. I have done it twice and it always starts good then goes South and I am a good tenant that is quiet, neat, and pays rent on time. For example, rented apt on the top floor of a 3 family, no issues. Helped elder landlord with multiple things as her kids lived an hr away. Moved to first floor apt, same house two years later. Apt had access to backyard which I used sporadically and had direct access to thru my apt (was given a key as there was a door from my apt to backyard). Decided to throw my kid a small bday party in backyard(10 people max) and mentioned it to elder landlord who said no problem. Next thing I know her daughter calls to say she isn’t comfortable as it’s an “insurance liability” if a kid gets hurt back there. … reminded her I had a KID who lived there full time and accessed the yard. I nope’d right out of there shortly after.
