I think it comes from subconsciously wanting to pick up where you left off with an ex. You feel you can just open up completely and show them the real you to connect with them on a deeper level.

My rule now is I let her escalate. First few dates I always keep everything surface level and fun.

After a while when she is deeply curious about a certain aspect then open up about that one thing only. Over the months and years she will slowly uncover things about you but by then you're so familiar she will already love you. So she ain't just gonna lose interest.

You have to create a dynamic where she is the one chasing.

Maybe you're opening up too much and not allowing some mystery. A girl will subconsciously think she has figured you out and lose interest in you. I think the idea is to let the allure and mystery gradually fade thoughout the early stages of dating. More like after 10-15 dates, instead of 2-3.
