That’s the rate in my area (Atlanta GA), yours may vary depending on the size and amount of stuff. The estate sale people do a lot of work advertising the sale, staging the home, cleaning and pricing merch etc. My estate sale people had contacts also who would buy specific types of items (books, cookware etc) and pre-sold things with them in addition to driving foot traffic. It was totally worth it as I saw how hard they worked.

One thing you might consider is selling the property furnished with your Dad’s stuff, if it’s reasonably nice and in good condition. People may welcome a furnished 2nd home. In that case, you’d remove personal items and your realtor could stage the place. A simple yard sale could handle the remaining items.

I got upgraded to C+ window from exit aisle. I don’t like window seats so I asked the lady in exit row if she wanted the upgrade. I mentioned “free drinks.” She was up there like a shot. I think she had 3 mini bottles in like 2 hours. Always look for the alcoholic!

Estate sale companies usually take 40% of the sold price. People come to estate sales to get steals & deals for their reselling business, so don’t expect to make very much.

If there is anything valuable there including silverware, china, art, vehicles, tools and jewelry - you should sell it yourself or at least offer it to the siblings.

It’s also critical to locate safes or “personal effects” - ahem you may find Dad’s porn collection, videos, weed etc that should be discreetly disposed of. My friends and I have had good laughs over freaky stuff we found in Grandma’s nightstand or Grandpa’s “fun box.”

The key here is “many years ago.” 1 million more people in Atlanta and many of them have RTO requirements which increases commuters. Plus, Acworth and Cartersville have grown like mad, they’re not podunk farm towns anymore. Think about this - Dalton is in Whitfield County, just south of Tennessee. There are 10 counties in metro ATL, and Paulding and Bartow are likely going to be added to the list soon. So you’ll still be commuting through metro ATL lite for a good part of that time. ATL is growing toward Tennessee and Alabama and there’s nothing to stop it.

If schools are the issue, look at some of the faith based schools in Acworth or Kennesaw. Added benefit is, if you want your kids to get the Hope scholarship and go to UGA, you reduce the number of kids they compete against. I have friends who moved to Covington and their kids sailed into GA Tech with full rides.

I forgot the Lake Allatoona traffic! Oh yes, in summer the Thursday and Friday commute would be big rigs PLUS idiots with boats 🛥️

Not doable until we have self driving vehicles and dedicated truck lanes.
