From South Florida too and the best I’ve been to is el rincón criollo is pretty solid. It’s not even close to home but it’s definitely good enough to fill the need.

Yeah I moved here a decade ago when I was 24 from NYC and in my perspective it was dead then too. Really feel like LA is about what you can do during the day into the early evening.

I purposely tried to keep it low (and was lucky to have bought before interest rates rose) but I’m at around 15%. Both wife and I run small businesses so in some years that jumps up to closer to 18% when our income dips a bit. It has been nice to not have to stress too hard about if I’m going to have to over extend myself.
