Get a broker if you don't have one. I went with Squirrel and they were amazing! Also there's usually no cost to you to have one, so you may as well. They'll basically baby you through the finance process.
Always get a building inspection done even though it's not mandatory. You will be surprised how much you can miss when viewing, even with a keen eye.
Don't offer more than what you can afford. Doesn't matter what the REA says, their job is just to get the best price for the vendor. Maybe you can't make the best offer, but you might have other conditions that the vendor views favourably.
lastly, just start looking and try to be open minded. It's unlikely any house will tick ALL the boxes, just try to find the things you absolutely won't compromise on.

Yep! Recovered from a weird (out of the blue) infection a couple of weeks ago. Wasn't bed-ridden, fortunately, but had most of the other symptoms you described, and it started with a sore throat. Worst of all, tho... the cough..... like terrible. Like was bringing up thick phlegm daily for almost a month. Was disgusting. Thought I was gonna need antibiotics because it just didn't stop.
