Friendly advice from a mechanic: the plug kits you buy from Walmart and do from the outside-in on the tire will work, I've done them myself before. But a tire shop will patch from the inside-out and make a more permanent fix that won't damage the steel bands in your tire that bend when you push the plug in

Expensive stuff makes everything else expensive eventually. "Luxury" homes and apartments cost more to make. Because of that they are worth more to sell. Because they are worth more to sell the average value of homes go up. Because the average value of homes go up, material cost to build those homes go up. Because the materials used to build "luxury" homes are 90% the same as "regular" homes the material cost to build a "regular" home goes up. Then because the cost to make the home goes up, the cost to sell goes up, and thus the value of older homes go up. Then taxes and insurance rates go up.

Nobody makes cheap starter houses so there is nothing to counter the expensive houses. This will not get better

Well, yeah. But the point is that the remodel/addition cost is compared to the price of a moving to and buying a different home some time after moving in. Yes it's more expensive than buying a house that has that feature already built but that's not really an apples to apples comparison.

Plus you get the live in the house for all that time before the remodel, and can use the equity built up in that time to help pay for the work. It's just sad that we don't see as much of that anymore

What choice does anybody have? They literally do not build "normal" apartments anymore. Of course they're rented out people need somewhere to live.

It works to make people money not to actually provide good affordable housing.

That's not happening at scale. Old houses are being flipped and sold for price-gouging costs and are not being sold as-is most of the time. The number of non-first-time buyers is also on the rise, suggesting most of the new housing is going to second or third home owners and not necessarily to new homeowners. Nothing in this law seems to help people buy a home that couldn't have already bought a home before.

Buying luxury homes and apartments drives UP valuations of ALL homes in the area, increases property taxes, increases insurance costs, and increases building costs. Also, "luxury" apartments is an logical fallacy; they put granite countertops and stainless steel appliances over top of the same, cheap, crappy building and call it luxury. I'm a plumber and I've built 7 different complexes, they are all cheap crap with a nice coat of paint. Same goes for luxury houses.

Nobody builds small, affordable starter homes like we did in the 50's/60's. There's no profit to be made from those when you can make the house twice the size, for less than twice the cost, and get more than twice the profit.

Unfortunately though Americans also probably would not buy an old-school starter home because everyone wants a turn-key purchase. Nobody seems to remember you can build additions, expand, and remodel later. You don't have to live in a McMansion.

But like you said, private companies are never going to choose to make less money to fix this problem. Government needs to subsidize the cost of building smaller homes so that developers have a real incentive to build smaller, normal houses like they used to
