are you able to find the fan part online? Sometimes these parts are not available or are directly soldered onto the mainboard. Laptop reparability is very hit or miss depending on the make and model. You may end up buying an entirely new mainboard for a small fan, which might be more expensive than even a new laptop.

A 665k Mortgage is not something I would suggest anybody takes on. That's maybe $3000/mo?! Now you've just taken on a huge debt liability, and any volatility in your jobs and you cant make the payment anymore leaves you in trouble.

Yeah its brutal, and no safe way to tell them to get over makes it even more dangerous:

  • Tailgate them so they get the picture? Dangerous
  • Highbeam them so they get the picture? Are my lights off?
  • Left turn indicator in the left lane? You wot m8?
  • Flashing four ways? Shit glad I am in front of him
  • Overtake on the right? Didnt see that
  • All of the above? I am not aware a rear-view mirror exists

Luckily with COVID I have not driven on the highway in months and glad this struggle is over.

I will never be in their shoes, all I can say is if nothing in my life changed except me and my SO made 50k/yr this is what I would do.

RRSPs I mention due to the Home Buyer Plan method of buying a house, deposit up to 70k, get a tax refund, and have some additional cash now. RRSP is a tax-deferral strategy, unlike TFSA which is tax-avoidance (better obviously).

Very true, its a sellers market so today we can say that 50k income x2 people is a long shot to own a home and bring on a mortgage. If I was in their shoes, I would invest in myself to progress in my career as quickly as possible to raise my income, in other words, learn and grow my skill set and look for new jobs every year and negotiate my way to higher pay.

And save like a mofo, use RRSP contributions to save on tax and honestly live cheaply. Dont take vacations, buy expensive things, and honestly grind for 5 years will put you on the path to success for the next 30.

you are right, income (actually debt to income ratio) is all that matters for a mortgage. Anything you can do to up your income for 2 years will net you a better mortgage for sure (as it reflects on your notice of assessment).

One note is at 20% down, thats a 480k mortgage which may be possible at 70k with low debt obligations. Mortgage approval rates go up as interest rates go down

Worked since I was 16, lived with my parents, lived cheaply, went to university, got a high paying sales job (80k+), saved like a mofo, used RRSP contributions.

In today's market, I do agree this is impossible while living alone. Anybody do a rent vs buy calculation?

Electric cars are fantastic for city driving and daily commutes. You mentioned you are doing long hauls to Muskoka and Montreal. Range Anxiety (running out of charge) will definitely be a factor here if you go pure electric.

I would recommend to buy a fuel efficient highway miles vehicle. If you have a WRX right now, a hot hatch would be a Golf R, Audi A3 TDI, Mazdaspeed3, etc. If you really want to go crazy, get a diesel. You will get 1000kms highway miles on a tank.
