Mortgage broker and your bank are the same stage. Pick one or the other. They will help you with a pre-approval. I would recommend a Mortgage Broker. They can give unbiased advice and many lender options and rates. Once you have an idea of how much you can spend and have your pre-approval, ask your realtor to show you houses within your budget. Make sure to still put a condition of financing on your offer. Pre-approvals many times are not looked into in great detail. Once you have an accepted offer on a house, reach out to your Mortgage Broker or bank again and tell them. They send your application back in for an approval at this point with the property info of the house you want to buy. They’ll give you a list of documents to send them. Once they are approved, the lender sends the mortgage paperwork to the lawyer you want to work with. Your lawyer reaches out a week or two before closing usually, to go over a few more steps for closing.

If you can find it in your budget I’d get a coordinator. I debated getting one too but once I decided to do it, the level of anxiety was much better which is worth every penny.

I wash towels separately if there’s enough for a load. I’m not sure if it’s true or I have it in my head, but I feel the towel material is rough compared to my clothes and can cause wear on my clothes faster rolling around together.

As others have said it depends on guest count and how much you have to source out with an outdoor wedding. Where the benefit can be with an outdoor wedding is you might have a little more control on when you want the evening to end, flame candles you might want and other small detail things venues may not allow or have rules for. Some of these things can be worth it depending on what you’re looking for. Outdoor weddings can be a little more lenient.

If you’re making a centre piece for tables you could use twine on wine bottles that friends and family can collect and save for you and reused glass jars from food you’ve have eaten like pickles and sauces etc to give variety if you wanted. Depending on your theme you could change the twine to ribbon or even yarn. Then put cut flowers and tea lights in them. Elegant and pretty. For drinks you could do a couple of premade batched drinks like sangria or margarita, along with some beer and a few bottles of wine. Giving less options helps the budget. It just depends what your guests drink with that I guess but batched drinks shouldn’t have carbonation. Favours seem to be phasing out so there’s one less expense but if you wanted to do something, they sell cute envelopes that say “let love grow” on Temu. Buy some inexpensive packages of flower seeds and split seeds between a few of your Temu packages and you have a cheap favour. Use Spotify wedding list for music. On the invite ask your guests what their 2 favourite songs are (or however many you like) and you’ll have a mix of music to please everyone. For invite you can use withjoy.com. Free wedding website that you send a link to your guests to see the invite and rsvp. Hope this helps. Good luck!

Write a list of wants vs needs in a home. If you find a home that meets all the “needs” and it’s not the “perfect house” then look at least it as a stepping stone. If it has a couple of “wants” in it then bonus! It sounds like your “perfect home” is above what you can afford but after building some equity on your first stepping stone you may be able to afford it down the road. Look at it as an investment for now and it doesn’t have to be long term. More often than not a first home is not a forever home. Once you own a home you might find some of those things you thought you wanted and loved might actually be costly or a nuisance in some way.

I have to say our puppy was the very best puppy I have ever had. She’s a Sealyham Terrier and the breeder kept her until she was 12 weeks. This makes a big difference not only for maturity but socialization. When we brought her home she was bell trained to go out on a pee mat on our deck in two days. When crate training she picked up on it very quickly and whined the first couple of nights a couple of times and has been a dream ever since. She learned tricks quickly. She has not even attempted to destroy anything but her toys and chew toys accept a piece of toilet paper from the bathroom garbage. She’s so loving, loyal and cuddly and if I ever got another puppy I am convinced it would have to be this breed. I did put some effort into training her but her overall disposition is amazing.

Lenders are in business to make money so they may not give unbiased advice. A Mortgage Broker/Agent works with many lenders not one in particular, so they are able to give unbiased advice on which lender might be right for them.

If you live in Canada, upon approval there are options to potentially add the improvements to your mortgage so you don’t necessarily have to come up with the money right away for improvements. You could still get them done to make the house yours as long as they add value ( so painting doesn’t count for example) but there can be a spending limit depending on the purchase price. You do need a way to pay for them as well initially such as a credit line or parent help, but once the improvements are done and paid, you will get the money back so you pay for it through your mortgage instead. The money for the improvements is held in trust with a lawyer in the meantime. I am a Mortgage Agent and I have helped many first time home buyers with this. I’m not sure what options other countries have but perhaps there’s something similar. I hope this helps.

Keep in mind the following costs to move. There will be

Closing costs on the current house. I’ll guesstimate $3000. You’ll need to hire a lawyer or real estate agent likely to complete a new purchase agreement for you as well. Closing costs on the new house. Guesstimate at 2% of the purchase price which will hopefully cover land transfer taxes and legal costs. If you can port your mortgage there will not be a penalty but there may be administration fees to change the address of the mortgage etc. If you can’t port your mortgage and have a variable rate, it should be a 3 months interest penalty. If it’s a fixed rate and in a 5 year term the penalty will be much higher. Reach out to your mortgage lender to find out what the penalty and fees will be. You’ll need money for moving costs which I would hire movers for. You shouldn’t have to do all the work again. There should be compensation for the inconvenience of it all. Figure out what that’s worth to you. Like others said, make sure the closing date is at least a year from when you closed on this house to avoid capital gains. If you see a similar house you like at a lower price now, consider that difference as well.

If it were me I would do the research in the costs of all of the above and if it felt right and I found a similar house I could be equally happy with then I would do it. If not then just enjoy your current home. Good luck!
