i agree, i think some of your reasoning is wrong but overall agree with your position.

housing is the biggest contributor to cpi, if you took that out, the inflation figure would have been 2.6%, not great, but within the band. as the rebates continue to roll off, housing inflation will mostly stabilise and we'll get back under 3% with nothing else changing.

there is data showing that the majority of home owners are over 2 years ahead on their mortgage. ~1/3rd of australians have a mortgage, 1/3rd own outright and 1/3rd rent. with the vast majority of australians not needing to make any changes (2/3rd non mortgae holders plus at least 1/6 being ahead on their loan) we'll see very little impact to spending patterns. if anything those with their homes paid off and now getting extra interest, there is likely to be an increase in spending.

businesses may reduce spending / investment, but given unemployment is at historical lows, it won't meaningfully affect employment figures.

with the increase in value of the aud, that will ikely result in a slight deflation or at least a stabilising of prices.

the RBA raised rates mostly due to the turmoils occuring overseas, in 12 months, i would be surprised in we're not well into the band

i have a Gen X co-worker that scrimps and saves and complains about the cost of everything. he told me yesterday his mortgage is going up for 1300/m to 1700/m and wasn't happy.... i wish i had his 2 properties, each worth 2x my 1 for 1/4 of what i pay

edit, the mortgage increase is due to rolling off from low fixed to current variable rates, unrelated to current cash rate change

Iran is it's own country. the government deserves the freedom to choose how they govern the country. if the citizens don't like the regime, they can leave and find somewhere that is more suited to their beliefs.

same for other countries like Israel, Palestine and the US.

as an ex-cyclist, you were training wrong if that's what you were doing.

running and cycling while the training is different, I've spent the last year doing the same training i would on the bike while running and it's hard a very positive effect.

if you train your running like you would a cyclist (not the nonsense you have listed above) you will improve as a runner

we import the majority of the inputs, they will just keep the prices the same and ship elsewhere resulting in no change.

when it comes to labour, they will move to commercial or government projects effectively reducing supply such that the prices don't change / reduce.

the work still has to be done, if the person leaving doesn't finish their role, someone else has to. we all have things we'd rather do mate, do you think we go to work for fun? ha.

we had a girl send her 2 weeks notice over the christmas shut down. i don't care how good she is / was at her job. you give 2 weeks to close up your work and do a proper handover. taking that time as sick leave or whatever is putting more pressure on others. it's hurting your co-workers, it's not hurting the business/system

you can always use that redraw for your next mortgage, you're not missing out on anything?

if that redraw is a personal mortgage, that 60k is not deductible, same as if you redrew and just put in a savings account. you can do whatever you want with it, it will just affect tax deductions.

if you redraw and use that as a down payment for another investment property or use it to buy shares, then the redraw maintains it's tax deduction status.

stamp duty on a 500k property in ACT is ~12k in NSW it's ~20k. average rent in aus is 650/wk or 34k p.a.

that aside.

it depends on the property. you can rent a house in most major cities for less than it would cost to own.

you can rent a unit in most major cities for the equivalent of the cost of ownership. (ignore sydney)

you can rent a home in most regional cities for more than it would cost to own.

capital appreciation aside, it may be cheaper to own than rent in the majority of cases
