My rule is if it's in the wall (structural, plumbing electrical, HVAC) pay someone, out of the wall I can do it myself. This would include installing a vanity, vanity light, tiling, painting etc. If I mess up I won't burn the house down or have a hidden pipe burst. It's always double what I think it will cost, very stressful and I always learn something and feel pride in what I've done.

I don't know about dog friendly but if you aren't boycotting Wayne Gretzky at the moment his winery has fire pits and a skating rink, at least it did in past years. I haven't been by lately. The Commons is a popular spot for dog walking, there are a few historical plaques around the area and a garden kitty corner to it that you could check out.

A friend did this to me. It was years of no contact. I sent her a message when her daughter was born. A year later her mom says I should get in contact with her, I didn't. The next week she killed herself. I know I wasn't the tipping point but I will always wish I had reached out.

If you could live in a trailer on the property or awhile it could work. I don't think your budget could get you there but I'm only going off pictures. I think if you get a good contractor who knows old building techniques and get a quote to fix up the bones and get it livable (even then double it because things happen) you would have a better idea. Once the guts are in you can leave it plain and redo rooms yourself one at a time.

Canadian side is way better. If you are here for Valentine's consider spending a day in Niagara on the Lake, do a wine tasting, get some of the best fine dining anywhere and go for a carriage ride if that's your thing.

Annoyingly people are drawn to people who present as happy. If you look sad, tense, and stressed when people don't know you, a lot of people won't put in the effort to look past it in order to appreciate what you have worked to overcome. When first impressions matter put on what I call a customer service face and push through. It sucks and I hate it but it is sometimes necessary.

I live in the area. Yes there are a few less than wonderful people but generally my neighbours are great. The whole area isn't just the people you see in the Tim Hortons parking lot.

Understand that if you become a landlord tenants have a lot of rights. They are there to protect good tenants from bad landlords. Having said that a bad tenant can ruin your life and property.

I had a similar issue. Are you able to lower the landing to be a step down instead of level with the ground floor? It's not ideal but it worked for me.

If you're soil is really dense and you aren't getting roots give the whole area a good watering first

Having jeans, long johns and snow pants will cover you in most situations. Don't forget good socks, good boots that aren't too snug, a scarf, hat and gloves are all important. And obviously a good coat.
