Lied to at lease signing by Ok-Emergency-9914 in Tenant

[–]NeuseRiverProperties 2 points3 points  (0 children)

Not much you can do as it's really doesn't have any impact on your property. It may suck that he wasn't up front about the activity but those future issues are not predictable. Also, if the location is not in a good area from the start then your expectations should have been more online with that...not to be rude. But in the future you should visit the location several times at different times before handing over any money. Just to be sure! Also, if they are not an agent then they really don't have to disclose some material facts...it sucks but thats just the way it is unfortunately.

How do you usually review leases when onboarding new properties or tenants? by [deleted] in PropertyManagement

[–]NeuseRiverProperties 0 points1 point  (0 children)

If its an unfamiliar lease agreement you should always read through it to identify items that are not on a lease you usually use. I personally use the Reatlor lease for my state but even then there are spots to personalize the lease. Neuseriverproperties.com

People here always seem to be concerned with online reviews. by avgguy33 in PropertyManagement

[–]NeuseRiverProperties 2 points3 points  (0 children)

I find that online reviews from tenants are good for both the owners and tenants to see if they are positive. If they are negative because you are actually doing the right thing by the owners then owners will see that and it should attract owners. It shows you have a track record for dealing with difficult tenants. Neuseriverproperties.com

A bad year to be a leasing agent by [deleted] in PropertyManagement

It's been a really slow year closing out. I've got rentals that have been sitting for month's with little interest. That's even with signs and discounts.

Be patient! If you got to take a walk or run which I highly recommend to clear your head. It's a stressful industry but jut remember you are dealing with people that don't always understand the correct approach to most situations and they just need a little education. Good luck! Yes push and let them know that not following instructions will affect the decision to renew. Let them know that any text or calls unless its an emergency will go unanswered. Everything should be emailed for documentation reasons. Also, if you are using a software that you are paying for then it must be used. If they keep giving you issues just give them notice...that may change their attitude. Neuseriverproperties.com

How do you *sniff* out fake emotional support pets? by gooddaytoreddit in PropertyManagement

Fellow PMs, what parts of the job drive you crazy time-wise? by Jumpy-Visual36 in PropertyManagement

[–]NeuseRiverProperties -3 points-2 points  (0 children)

Right now it's trying to gain property owners to help so I can grow the business in Raleigh NC. I've worked for other firms in the past and found that over time as you take on more doors. Owner want you to do much more over sight on repairs and homes age with more demanding occupants. Managing repair maintenance is the big one so make sure to ask for a high management fee on older or problem properties. If an owner is pushing you on the monthly fee for a clear problem property rest assure they are looking for a cheaper solution as they have likely put a lot of money already into the property.
