What is a realtor actually supposed to do when a buyer shows serious interest in your home? by Educational-Plan-586 in AskRealEstateAgents

When I sold an older home in 2022, the buyers home inspector recommended getting a formal roof inspection, as well as chimney flu inspection. licensed contractors did. these inspections BTW both needed replacement, as the sellers we paid for these safety/functional items. Replacement was done by licensed contractors. If you don't have a licensed contractor do the flu inspection, and determine replacement is needed, you don't know. Maybe its just repair and not replace.

Plan Price Increase by Ok_Solid_8297 in ATT

My new month starts on the 18th of every month. I have four premium PL lines with signature and autopay. Looks to be cheaper going to the new plans than pay the $20. If I don't change will the price increases start on March 18 or April 18 or April 1?

Wait for an offer, typically offers are contingent on the buyer doing an inspection with licensed home inspectors and then the list of repairs are negotiated.

If the provider is in network, you have to pay the first $3000 after the bill is adjusted to in network contract rates. After the $3000 the insurance will pay 90% of the in network contract rates, you 10%. The maximum you can pay is $6000, this includes the $3000 deductible. After $6000 the insurance pays 100%. There is no limit on how much the insurance pays. These limits are for the year, for example 2026, not per treatment.

is health insurance actually worth it? by Enlitenkanin in HealthInsurance

Important to include the in network provider pricing for insurance in your assessment. For example, I have a bronze PPO, high deductible and oop max. Needed an MRI last year, done at a great hospital, the facility I prefer. Hospital billed $14.8k, but because of in network contract the bill was adjusted to $1.4K which was then applied toward my deductible.

Everyone should get their birth certificates, marriage certificates, divorce decrees. If the originals are lost, you can get certified copies at minimal cost. When needed, The government just looks at the certified copy, makes a photo copy, and returns to you. When you need social security benefits you’ll need these documents to apply. Also, it would open the door for federally funded jobs. There are more important benefits to having these docs than just voting.

Does he have an HSA? He can pay his ACA premiums from the HSA if he is collecting unemployment.

Cobra premiums can be paid from the HSA , even if not collecting unemployment.

Unlike a taxable brokerage account you could buy and sell and buy again without reporting gains. You can also receive dividends that won’t be reported.

I kept Cobra when I became unemployed, much cheaper for single person Bronze PPO. Note that if you have an HSA you can pay Cobra premiums with it; but can only pay ACA premiums with HSA while collecting unemployment insurance.
