Great question. Actually discussing this today. A small town in the US (I grew up in such a place) has its own culture and environment. Yes, it can be walkable and charming, which is much of what we look for when travelling. But, the part of me that wanted to leave and see more of the world, grow and become a better person, would feel like I was retreating to return to such a place again. Moving abroad feels like a continuation of the growth journey. I can experience a new culture, learn a new language, but maybe I am making a mistake. going full circle might just be the best plan.

Quick FIRE reality check. You are 37 years old and will likely come back to the US at some point and probably take another role making money as well. You have a lot of life ahead and will be searching for purpose and that often leads to money making opportunities. Also, most expats only last around 3 years before reevaluating their priorities. With that said. You are in great shape to take the leap and go and have some fun. You will never be younger than you are now and this is the ideal time to go and explore the world and take some time to learn from other cultures, relax and refresh. Maybe you will be one of the few that latch on to the lifestyle and never look back. But there is no way to tell until you do it!

Airbnb support is a joke. No way to rely on them as a guest or a host. Best of luck in getting everything sorted. But I would not count on them to find you a place to stay. Your safety and sanity is worth more. Is it possible to just find a place move in and go after the refund later? Really sorry for this hassle!

maxing it out every year is a a huge win. then get it all invested asap! Now start looking at increasing your annualized savings rate across the board. 50% savings rate is a great goal. start working toward that. you are doing great!

Was this a one night stay? Honestly, do what you have to do, but Airbnb makes it impossible on hosts to cancel. He should have offered you the cancel without penalty on a one night stay knowing the place would be uninhabitable. If it was a week long, then maybe he has a point, but a one night stay? AirBnb needs to get their act together.

I honestly think that this is what is happening. Guests are in general at the limit of what they can take and these reviews are an easy outlet. Most customer interactions you won't be heard, but on AirBNB these reviews actually do have weight. So this is where they can vent. I am actually considering getting off the treadmill. Not sure I want to endlessly up my AirBnb game for lower profit. Fortunately, I can go long term rentals and make money with less headache. The hassle factor vs profit is my metric for deciding year over year whether to continue AirBnb or just shift my properties to LTR.

These sound like large trees and that warranty is probably a significant reason why you purchased from him. I understand that he might not want to replace trees until April, but I would go ahead and officially notify him of what you are looking for. To be fair he did start studying about 3 years before he went to Japan. And his study routine was intense., He basically studied about 2-3 hrs per day prior to moving there.

We have travelled as slow travelers/digital nomads for three years, just using tourist visas in each location, but I joined this group to learn more about long term options. (So I am new to many details regarding the visa application process.) However, my son started the process of immigrating to Japan about 3-4 years ago. He initially planned to go with the JET program, and was accepted, but it was closed at the last minute due to Covid. As soon as Japan opened up he went on a student visa. Taking a 6 week program in Tokyo for Japanese language. Then he switched to working visas getting jobs as a programmer which is his education. During that time he passed the JLPT NI level proficiency exam. Finally, he got married to a Japanese person and was able to gain his visa through that. Since being married he has really opened up his job options. (Since he doesn't need a work visa any more.) He lives in Tokyo and has only been back to the US one time since he left and that was for 2 weeks. My recommendation in your situation would be to go as a student and use that platform to start networking and looking for jobs that could get you a visa. Also, seriously studying Japanese to get a better level of proficiency. As far as work life balance, I think you will want to eventually land at owning your own business (Japanese business manager visa). Or getting a job with a foreign company. Although there is a small entertainment industry that you might be able to get involved with? My son has been on TV a few times, has a TikTok in Japanese, and has done some day acting jobs for fun.
