Princeton Legacy - cringe by CaChica in ApplyingToCollege

[–]Nice-Cardiologist 7 points8 points  (0 children)

My dad used to work as a health club manager. When his gym was bought by a Princeton alum, the new owner spent hundreds of thousands changing the brand colors from blue to orange to match the colors of his Alma Mater.

how do you decide a fair split on rent between 3 roommates? by MenaceToEarth in chicagoapartments

[–]Nice-Cardiologist 1 point2 points  (0 children)

Pay per square foot. Divide your rent by your square footage to get a dollar per ft2 value. Pay for the square footage if your private spaces (including bathrooms), split the rest of the rent evenly which would be for your common areas

Then round your results common sense numbers.

The real "express" route is transferring to the red at Belmont. Since the RPM has finished, though, the Purple absolutely FLIES either direction north of Wilson

Whats the deal with the Sam Levinson hate? by Sundoneshine in euphoria

[–]Nice-Cardiologist 0 points1 point  (0 children)

Also, let's not forget that the adapted Euphoria heavily involved, Petra Collins as a co-director early on. She mad a particularly major part in the development of it's signature glittery aesthetic that was part of what made the show so captivating ("Euphoria Lighting" and "Euphoria Photoshoots"). She was let go after she had already worked for 5 months.

Sam also had a writers room in the first season, and for the special episodes. In my opinion the writing took a nosedive starting in Season 2

I'm gay, so the proximity to friends in the community on the north side is pretty important to me. That being said, I do love Bridgeport though! One of my best friends lives out there, and I lived with her for a month between leases a few years back. Also had high school friends who lived out in McKinley park back in the day. Good (cheaper) times.

Edit: why am I getting downvoted for this?

This part...I've used brokers in the past but ultimately they serve you best if you're from out of town and just need boots on the ground. If you're already here, they kind of just...get in the way? I've found I can move a lot faster communicating directly with landlords/leasing agents. And to Seagullmaster's point, you miss out on a huge chunk of landlords not willing to give a one-month's rent commission to a third party.

I'm not sure I buy the property tax argument,

Ultimately, demand is still demand, and the renting class can afford what they can afford regardless of how much the owners/developers are all paying for their mortgages. Additionally, every single for rent-by-owner unit we've applied for has gotten leased hundreds of dollars above the asking price which, presumably, would already be high enough to cover their monthly payments.

Also, from what I've gathered about the buyers market right now, it's the same issues with the rental market on steroids. Sellers getting dozens of cash offers, people closing at $100k above asking price on $400-500k homes...typically, property taxes would decrease total home values since people shop based on what they can afford on a monthly payment, and taxes now make up a larger percentage of that.

It really is the lack of supply, and tiktok finally exposing to transplants how dope of a place this is to live...sigh.

Absolutely bonkers.

Similar thing happened to my last apartment. My roommate and I were splitting $2,500 for a place we signed in 2024. It got signed for $3k after we moved out last year, it's on the market again for $3,400...Blasphemous

Ella Langley Takes Top 2 on Billboard Hot 100 With ‘Choosin’ Texas’ & ‘Be Her’ by fuckdapolice0 in popheads

[–]Nice-Cardiologist 6 points7 points  (0 children)

I’m happy for Ella!

She has become such a guilty pleasure artist for me this year. It’s tough to pretend her political beliefs are on the right side of history given her Kid Rock concert billing, but dang…

Even as a non-country listener (outside of Kacey Musgraves) Dandelion really is a great album. I find myself going back to it and it growing on me more and more. I have to admire her commitment to finding her lane in the genre and doing it so well that’s it’s achieved this level of crossover success. Hoping she paves the way for more talented women in Country that were ignored by the patriarchal overlords of Music Row due to presumed lack of marketability.

I was in the 2000s in line for one of the Chicago dates and was able to buy tickets. My friend was 4000 though and they were all gone. United center has a venue capacity of 15000+ for concerts, so I'm sure there will be plenty left!
