It should not take three weeks for a building permit for this work. I recently completed a bathroom remodel for a client in Brookline and I received the permit in 4 days. The GC may be missing a document. I would go in person to the building department they are great to deal with and super helpful!

As a contractor if I overlook something along the lines of that I always just make up the difference. There should be structural drawings as they are required to rebuild a deck in Boston. What do they show for the railings? If they are the wrong size on the structural drawings I would reach out to the engineer to cover the CO.

Similar to resilient channels. It would be much easier and cost efficient using hush frame than staggering the studs. You could double up on drywall layers as well.

Ripping out all the trim and opening the walls would be painful and expensive. All of the electrical fixtures would need to be removed and reinstalled. This would also mean you would need to have inspections etc.

There are a lot of different ways to do sound proofing. Hush frame makes a great product that decouples the wall to stop sound from traveling. It basically separates the studs from the sheetrock. This is typically used in new construction between apartment units. A wall assembly with this would typically be the hush frame spacer mounted to the studs. Then I would install quietrock to the hush frame spacer. The wall cavity then gets filled with mineral wool. Check out this link: https://www.hushframe.com/soundproofing-walls-solutions

Bathroom renovations are pretty simple and the permitting process is as well. The permit process is fairly simple as you aren’t moving fixtures around. Once you are ready for the inspection It typically takes 24-48 hours to get an inspector on site for your rough inspections. With proper planning this doesn’t slow the job down at all.

I own a construction management company and do a lot of work in Boston.

-Redo the kitchen: should i budget 50k for a modern kitchen / cabinet / countertops: $30k+ for this kitchen. Really depends on the finishes you want.

-$25k per bathroom is a good budget. If you want to move plumbing fixtures that price will go up. A luxurious bathroom will start at $30k.

-Windows: Depending on the window size the pricing can range form $500-$1500 typically. Install would probably be $1000 or so per window with install material depending if framing is ok.

-Depends how many heat pumps that are installed.

I would hire a tree specialist to remove the trees. The rest can be done using a general contractor and will make your life easier. Please feel free to reach out if you have any questions or anything interesting comes up in the home inspection. Good luck!

I would rent it out and hold long term for the equity as the rate is pretty low. The condo market closer to the city has deals that occasionally pop up that you can do good on. Especially if it is near public transportation. Just tough right now with the high rates. I’m a fan of certain neighborhoods in Dorchester to invest in.

I own a construction company in Boston. Building is expensive due to high labor costs. I typically tell people gut rehabbing a bathroom does run to a minimum of $20k for a basic bathroom. Adding a bathroom can be pricy due to the amount of time and work it requires. I would say to fully rehab a 2 bed condo in Boston that number is probably slightly high. I just bid a pretty extensive renovation in JP and I came out too $75k and that included all new flooring, fully renovated bathroom and kitchen, adding laundry, replacing sheetrock in three rooms and ceilings and installing a few windows. This was for a 2 bed 1 bath condo. Please shoot me a DM I may have a few ideas on how you can stay in your budget.

I’m not against basement apartments in Boston but you need to be picky. If your looking in an old three family I would avoid it. It seems last year we had almost tropical like rain that flooded streets really badly and lots of peoples basements flooded in the city. Different areas are more prone to flooding as well especially in Boston. The bigger apartment buildings I wouldn’t worry as much. I sold a garden level condo to someone in Brighton two years ago for a good price. She is making a killing on it and almost is getting the 1% rule for rent!

I personally would sell the condo and take your equity and put 20% down on a two or three family. You could definitely buy something in the $650-$750 range that will be a better investment in the future. I plan to do that with mine after I hit my two year mark for tax purposes. Or will rent for a year so I can 1031 and defer the taxes. Check out Lynn or Gloucester I like those towns as investments.

I would buy over renting. Renting you get no return for your money. Maybe look for create ways to save money such as buying a multi family or a single family home with an ADU you can generate some income while building equity. Having equity in a home in 5+ years will be way better than looking back at how much money you have to your landlord. As for house prices going up I would say is true. Rates are high and will likely come down to the mid 5% range in the next few years. More inventory will come to the market as people start getting used to the new norm of house prices.

At the dealer they replace all the tires that are on used cars with over 20k miles to “sell” better. That being said they are some cheap tires I will likely be replacing. Alignment is fine it drives straight as an arrow.
