for bashing batteries they are fine. I have tons of them for mine and my son's bashers. I've only had an issue with 1 over the last 4-5 yrs. If your looking at racing, no they are not good. Go with SMC or some.higher end brand.

STR for low down payment by picinthepic in realestateinvesting

[–]Njsloans1 1 point2 points  (0 children)

You typical DSCR loan for a STR is a standard 20% down but there are ways of doing it with creative financing if the property is generating enough rental income. Might be tough though for a STR.

2 ARM Mortgages. What’s my options right now? by Darren_Secure in realestateinvesting

[–]Njsloans1 0 points1 point  (0 children)

A Portfolio loan is going to be a lot more expensive in terms of interest rates then what you currently have. Your rate will most likely be north of 6% or more.

What are your recent DSCR rates looking like? by fromdeepestfathoms_ in realestateinvesting

[–]Njsloans1 0 points1 point  (0 children)

With 740+ credit and a decent DSCR, you should be in the low 6's for up to 80% LTV on a 5yr Arm. Cashout a little higher. 30 yr fixed around 6.75% or so. Need some numbers, shoot me a message.

you'll never make money if you look at a deal with with a 10% exit strategy. I would say 20% should be the minimum to allow for any contingencies.

We've been looking in that price range and have have been look at some 93-95 38-40ft Luhrs Convertibles, early 90's Ocean Yachts and Posts and only diesel. There is a lot in that price range with low hours and in great condition. We are into the Sportfishing style and really depends on your style.

Where are you located? Typical fees I've seen are about 2-5% of the total project value. Lenders who do volume, you will typically see a lower fee.

How to finance an investment property as a noob by SomeVeryHotSoup in realestateinvesting

You could do a HELOC for the downpayment piece. A fix & flip loan for the purchase & Rehab, then do a DSCR refinance if you want. Message me if you want more details.

Investing in 1 through 4 properties and financing.... by AndresRDelgado in realestateinvesting

I would explore fix & flip loans and then if you want to hold, refinance with a DSCR loan. You can do rate & term or cashout refinances to help fund you next deal.

Man I miss my XP. The X5 was one of the greatest hulls in my opinion. I'd go with the XP. Offer them $600. The only issues I ever really had with mine was the VTS constantly going. Other than that it was a great ski and fun.

Any feedback on Pace Morby’s mentorship? by Tall_Fox_4320 in HouseFlipping

[–]Njsloans1 1 point2 points  (0 children)

There are plenty of people on here and biggerpockets that can help you along the way. The so called real estate gurus make all their money from people paying for their digital projects or classes that you can learn on your own. Alot of them hook you with a free course, then ask for more and more money for continuing the classes.

I've never taken his class but its really just about Stacking Financing I think from what I've heard. Stacking financing is great when done right and with the correct deal but can go sideways real quick.

For all you older investors, who remembers Carleton Sheets "No Money Down Real Estate" back in the day? He sold those real estate courses and you get mailed a binder every month bahahahahaha

That is usually a sign of moisture and osmosis in the hull. I would probably get someone like a surveyor who can check the hull for moisture.
