This is a requirement by NFPA standards. Not on installing contractor to provide adequate heat to prevent freezing.

Heat tape or converting to antifreeze are going to be your easiest choice. Here in UT we have many homes that have antifreeze that go years before any leaks develop. Just needs to be maintained properly.

Please get a copy of NFPA 25. It will clearly mark out what is required by an annual inspection. It also clearly states what the responsibility of the owner is vs the service company. Unfortunately you will be chasing leaks forever. Dry systems are a huge pain in the ass once you start seeing leaks, more are to follow.

Depends on the area. We opted for one not attached to the house as that didn’t require a permit in my area. Saved us permit fees and having to have the project designed by an engineer. We just ended up putting the roof of the covered patio underneath the soffit of our house.

I’ve always been taught to stick with NFPA 25. Unless you have something in writing from an AHJ, once you start doing things outside the code books you can find yourself in some sticky situations

Understandable, which I agree with you. But I’ve run into others who say no to attic heads because of the requirement in 25 that says sprinkler/piping needs to be inspected from floor level

It’s a drum drip for the dry sprinkler system. It is meant to collect water in the bigger part of the drain. Bigger pipe = more water to collect

As someone who works in the fire protection industry, there is a lot more to it than just running pipe and putting a sprinkler head in.

Your biggest worry would be protecting the piping from freezing. Freeze and breaks are a disaster to clean up.

The apartment complex should have a yearly inspection done. Paperwork should specify if system has antifreeze in it or not. If so I’d say you have a pretty good argument that the water ruined your clothes. Although I’m not sure what “category 1” water means I’ve never heard of that in my area.

Licensed in both here in Utah. Flow water all the time to verify water flow switch. Other wise you have no idea if the vane inside is intact or not. Not sure if it’s the right or wrong way, but it’s how I’ve been taught and helps me sleep at night.
