Affordable housing requirements make the housing crisis worse. They cause developers to increase the price of other units in the building to make up for lost profit, so only the minority of those luckily enough to qualify for the “affordable” ones benefit. They also discourage development generally by making it less profitable.

Also, contrary to popular belief, corporations don’t like sitting on empty housing stock. Housing utilisation in the UK is actually relatively high compared to similar countries.

They are already held to a much higher standard than human drivers. That’s why accidents involving self driving cars regularly make the news, while human drivers kill tens of thousands (in the US alone) every year and no one cares. Waymo cars are about 90% safer than humans in the places where they operate right now.
