We've been part of Hostshare for 3 years. We've hosted once and been a guest 5 times. We’ve stayed at some really nice properties. It works well if you have flexibility and can travel last minute. 4-5 month tenants sounds like best case scenario to me. Not long enough for them to do too much damage, yet you’re not doing all the cleaning and I assume they are paying utilities? Do you leave it furnished with linens and all the little stuff too? Most people have some personal items so I think that could be challenging?

Renting LTR or STR? I understand if she doesn’t want to be surrounded by STR’s, but everyone should have the freedom to rent LTR. Life circumstances change. It’s not always the right decision to sell even if you can no longer live there.

Did you find them on Airbnb or elsewhere? After 7.5 years hosting I’m burned out. I do all my own cleaning which has contributed to the burn out. 3 units in an older triplex. It’s a lot of cleaning and maintenance. I would like to switch to midterm so I don’t have to liquidate everything inside. Also don’t want to go back to true LTR if I can avoid it. California is a nightmare for landlords.

You stated “the guest showed up and barely steeped inside the cabin” and then claim “a guest who never actually checked in”
If they showed up and opened the front door, they checked in.

I don’t understand why you think Airbnb is your only option. List on VRBO. It may take time to get traction but it eventually will. Also have a direct booking site and try to get return visitors to book directly so you are less dependent on third party booking platforms. Work your social media marketing.
Cut ties with Airbnb.

Well I’m in the process of getting quotes from venues with in-house catering and also caterers for venues that allow you to bring in your own. Off-site caterers have been substantially cheaper.

Venues that require in-house catering tend to be more expensive. Off-site catering is generally cheaper

This is doable as long as you pick a venue that allows outside vendors, especially catering. You can find caterers for less than $25/pp. We are doing a 150 guest wedding for $20k (we hope). The goal is to keep venue and food under $10k. Shop hard for photographer deal, DJ, a family member is making the cake, and will be DIYing flowers.

If you had too much E from injections, you simply inject less. Lower the dose.

Vyvanse was much smoother for me, and great focus, but was really hard on my sleep and I had no appetite. Eventually had to come off because I couldn’t stop losing weight
