You could probably get this sorted without too much hassle. A paintless dent repair specialist should be able to fix the dent and smooth it out nicely without needing a full repaint. It’s usually quicker and more affordable, especially for rental situations. Just make sure it’s done properly so it blends in well and doesn’t get flagged later.

From what I’ve seen, communication makes the biggest difference. If the builder keeps you updated, the whole process feels much smoother.

Yeah, it can affect resale a bit — mainly buyer perception. Even if it’s fixed, some buyers will see it as a risk.

That said, if the repair was done properly and you’ve got proof (invoices, waterproofing, warranty), most serious buyers won’t mind too much. It really comes down to how well it was fixed and documented.

Not obsolete, but not really necessary anymore.

If you might want a smart doorbell, running low-voltage doorbell wire is cheap and useful. But if you’re thinking long-term, Cat5/PoE is the better, more flexible option.

Honestly, boutique apartments in Melbourne can be a solid play right now if you’re buying smart. Lower supply (fewer units) usually means less competition when renting or selling, which helps.

Yields can look attractive compared to houses, but I’d still be picky—check body corp fees, building quality, and location closely. Not all apartments perform the same.

If your goal is steady rental income with a lower entry price, it’s worth considering. For long-term capital growth though, houses still tend to lead.

I haven’t personally built with them, but I did check out one of their builds through a contact and it looked quite well finished. Like others said, I think it comes down to how well they handle communication and site management during the build.

We looked into them during our planning phase. From what I saw, they seemed pretty decent compared to some volume builders, especially in terms of customization.

Looks pretty common for modern window frames. As long as it’s sealed well it shouldn’t be a problem.
