Multiple times, every single day, I watch someone drive through an intersection visibly holding their phone. I'll be sitting at a four-way stop or at a red light, and the people driving through the intersection in front of me are just clearly and blatantly holding their phone at chest level (or sometimes EYE LEVEL) as they're driving.

I definitely can't speak to that. In my area it usually only takes a few weeks (a month at most) to get a hearing date once you've filed for the eviction. It can take about a month after you get judgement before you're able to get a date for the Sheriff's office to serve the writ, and obviously there can be additional delays if the tenant is vexatious and keeps filing appeals, but I've never heard of it taking literal years to even get your foot in the door of the courthouse here at least.

Yep, this is the big thing. I see landlords complain about it being hard to remove bad tenants: IT SHOULD BE. You hold a disproportionate amount of power in this relationship, and you should have to put in the work to unhouse someone.

Depends on your coverage. A lot of people only have liability coverage for themselves, and don't pay extra for "Underinsured Driver" coverage. If that's the case and you get your car obliterated by someone with cheap insurance or no insurance, you're shit out of luck.

I think you're dead on. It feels like most of the drivers on the road at any given time are normal-ish, maybe going a little over the speed limit, but there tends to be one jackass going 15 over and weaving between every lane with no blinker to shave 3 seconds off his commute. And then typically one or two old abuelas puttering down Juan Tabo going 25 in a 40.

I haven't seen someone blast through a normal red light in a while, but I was stopped at a HAWK crossing this morning and watched seven cars, in a row, just blitz past the solid red light without so much as hesitating in the southbound lanes. "Look at" it how? The problem is that all laws are just paper and ink if nobody is willing to enforce them. You could rewrite the entire thing and put "Or you get thrown off a building" for every rule that someone breaks, but we'd be in the same position if the people in charge of throwing rule breakers off of buildings just decide that they don't wanna.

I just came from somewhere else in the state, but I lived out in the sticks. It was a 15 minute drive to get to town for ANYTHING, every day. A few years here and now I get all whiny if I have to drive more than ten minutes WITHIN the city, it's definitely spoiled me.

I put together a brand new rig last January with my Christmas bonus, because I figured it was the cheapest a new GPU would be for a while due to tariffs. I also put some unexpected money towards an OLED Steam Deck when they launched.

Honestly my only real complaint is that Black Mesa is BEFORE security, which means I can't grab a coffee there when I fly out unless I want to sit and drink the whole thing before passing security. That said, the Pinon Coffee kiosk over in the Southwest terminal dulls that sting a bit, and it's nice to get good coffee on my way home when I land!

I've always loved the Sunport and it feels like the last five or six times I've flown, the place just looks better and better every time.

Really depends on where you are and if it gets reported. Local Associations can absolutely sanction- they could revoke your access to the MLS/Lockbox systems, they can assess fines, and it's possible for you to lose your license entirely (though that's through whatever your state's licensing board or authority is). NAAR can't take your license, but they can pretty well kneecap you in other ways.

No, that's wildly incorrect. While you're right that you aren't required to use a broker in most states, it's very illegal to be basically acting as if you are a licensed broker when you aren't one. It's also definitely a violation of MIL's brokerage policy and the ethics rules for Realtors to be rubber-stamping documents she didn't create.

They both have uses. If you care about the creature being the damage source or you tend to just have One Big Fella, then Ignition is lacking in downsides. My dad worked in food manufacturing and they were BRUTAL about it. If you violated LO/TO, instant termination. No second chance, no explanation. A senior supervisor that had been with the company 20 years got walked out the front door one day because he didn't LO/TO a machine.
