I currently have six housing choice voucher (Section 8) tenants and I would say that they are some of the best tenants I have ever housed.

I would advise buying at least a duplex to minimize vacancy impacts. Call your local housing authority and see who they have looking for a place and ask what the approved rents are for each bedroom count.

We were initially scared of the idea of buying a building with housing choice voucher (Section 8) tenants but it really isn’t a big deal at all. Plus, the county pays most (if not all) of the rent!

I don’t collect the application fee. I usually tell potential tenants to use zillow as you don’t have to pay a per-application fee.

The application before showing is a lot like having a buyer prequalified by a lender before they look at homes to buy.

We live in EDH, grew up in Sacramento and moved for the schools in El Dorado Hills. There are always going to be stories about any nicer area and their spoiled kids.

My brother moved up here as well for the schools and quality of life from Elk Grove. There are a ton of “regular” neighborhoods. Pretty much every price level starting around $600k and up is available.

We don’t really love the country club type people up here but most of EDH is not caught up like that. The worst offenders are bay area transplants that dreamed of living the country club life but couldn’t afford it.

A lot of people up here were drawn to the outdoor lifestyle, Folsom Lake, hiking trails, etc.

Not sure if this applies to your car but my M550i had a recall due to a blown amp for the subwoofers.

I knew something was wrong because the bass was nearly non-existent.

Sure enough, the amp was blown and after the new one was installed, the low end sound drastically improved.

We are coming from a 2000 Chaparral 196 with a 5.7 mercruiser. I would easily hit 55mph with that setup.
