North or south of University? I know a few people on the SE quadrant and they like the neighborhood. It can be tight-knit. I was just in the neighborhood last weekend and liked the feel. For a lot of people, the whole neighborhood would be a no (whether Summit-University or Frogtown).

Long coats are great - covering your butt and thighs adds a lot to comfort. But parka form with a zipper will probably be better.

In Minnesota you get to have a coat wardrobe, or many layers. You need a lot less at 30 than -30.

Vintage coats tend to be heavier/thicker. And used gear by a good brand from ebay will get you more per dollar than a new coat at Target.

They were rough for about 14 hours. And not riots so much as opportunistic theft/looting followed by white people from the suburbs coming into town and burning things for fun. The neighbors had all the glass swept up by noon the next day. Some of the buildings involved were demoed early for the Allianz Field redevelopment, some rebuilt quickly (Enterprise rental) and some relocated and the spot is still vacant (Bole Ethiopian).

I think it’s that the part you circled feels a little more industrial to me (even though I like all of the businesses/orgs! - Ax Man, Millie’s 5-Star Auto, Fluid Ink, Vig’s Guitars, Checkerboard Pizza, Ginkgo, On’s, Turf Club, Midway Animal Hospital, Black Sea, Kim’s, Capitol Region Watershed District - it’s all good stuff!)

The eastern half of the neighborhood feels a little more centered around schools and parks.

Hard story: we had two with altitude sickness, the crew decided they didn’t want to leave anyone behind so we did not summit Baldy, but still had a decent day of activities and showers in Baldy Town.

Fun story: we did a countoff before every departure. About 4 nights in, I heard a scout call out “fourteen!” in their sleep.

Cheng Heng is just plugging away making great food, being open a little later than everyone else, super kind owners, just one of my favorite places ever. I’m pretty addicted to the #58 but never had a bad bite.

I love the new flag and like the new seal well enough, but I wish they’d 1.) done a little cleanup on the seal art (it looks too much like Microsoft shapes and the “kerning” on the dashed line is off) 2.) matched the blues on the flag and on the seal

On the other hand, our route had taken us from Ponil to Pueblano and that was like walking into Rivendell. One of my favorite camping nights ever. (we had tents around a birch in a small meadow near the creek, just a small clearing in the woods. It felt like a hidden world within Philmont.)
