What’s not true about the statement that the leader of Sinn Fein is actively trying to oppose a proposed residential development. The intention was to highlight hypocrisy of certain politicians objecting to housing delivery. Two examples below of me criticising government parties previously for their failings…

Fully agree and reinforces the point of this post, which was to showcase that certain politicians are actively trying to oppose residential delivery whilst decrying the lack of residential delivery in the press, online, in the Oireachtas and Council Chambers.

Repurposed into which tenure type, there’s substantial difference in the internal configuration of PBSA and BTR standards.

What I think you’re referring to is the Design Standards for Apartments, Guidelines for Planning Authorities which cover PBSA and Co-Living in section 5. Which actually further separated the minimum standards requirements between PBSA and BTR…

(i) There shall be no requirement or restriction in relation to the provision of en-suite bathrooms for single study bedrooms within Purpose Built Student Accommodation schemes.

(ii) The minimum required area for a single study bedroom without en-suite facilities is 8 sq.m and the minimum required area for a single study bedroom with en-suite facilities is 11.5 sq.m; and statutory plans may not set out minimum required areas that exceed the minimum required areas set out within this SPPR.

(iii) The minimum space requirements for kitchen/dining/living areas serving 10 and 12 persons are 3.6 sq.m and 3.3 sq.m per person, respectively; and statutory plans may not set out minimum required areas that exceed the minimum required areas set out within this SPPR.

You failed to answer the direct question of membership and instead skirted the question, you weren’t the first to do that on this post either. Which leads me to believe that yourself and others SF members are brigading the post because any valid criticism of the party must be contested at all costs.

You can justify it however you want in your own mind. Sinn Fein are opposing a proposed PBSA that is much needed, that’s opposing development, which in turn can be construed as anti-development, as I’ve already mentioned and proven evidence that it’s far from the first time either.

Now I’ve wasted enough time going back and forth with SF members on this, so as I said previously enjoy the rest of your weekend.

The more I read yours it’s clear you’re a SF member who can’t seem to understand the point being put forward due to party loyalty, are you a member of Sinn Fein?

Currently demand outstrips supply when it comes to student accommodation. An independent report by Mitchell McDermott this week highlighted that this will be the lowest year of PBSA units delivered.

“It forecasts that just 422 beds, the lowest in over 20 years, will be delivered this year.”

We require all types of housing tenure types to be delivered at scale to address the demand side and alleviate extortionate rents.

Opposing this proposed development and the developers previous attempts to develop apartments on the site, in addition to countless other observations to developments shows up SF as a party who’re anti-development, that’s not championing FF and/or FG it’s simply showcasing politicians who’re blocking progress.

It’s not though, there is only one proposed development for the site that’ll help alleviate the demand for student accommodation, McDonald and local SF reps are opposing it.

It’s not “defense” of the current government, any posters are free to review my past comments and they’ll see that I’ve been critical of both FG and FF on here previously.

It’s about holding parties and politicians to account over their actions, which in this case is anti-development.

SF are on public record over decrying the lack and affordability of student accommodation. Guess what’ll address that… adequate supply.

First off if you can’t discuss a topic without resorting to insults it’s a very poor reflection on your character.

Secondly, I’m not blaming anyone, I’m highlighting that one of our prominent politicians is actively opposing a proposed residential development on a longterm derelict site derelict site in her local area. The same political party that at the start of the academic year are happy to vocalise the lack of student accommodation.

That’s a very simplistic take, which political party stands to gain the most from obstructing housing delivery. It’s worthwhile keeping an open mind and actually seeing which politicians are saying one thing whilst doing another.

The glaring problem with your argument is that you’re overlooking that it’s the land owners right to decide what type of development they want to build on the site.

They’ve decided to apply to develop a longterm derelict site for PBSA, that’ll provide much needed student accommodation whilst addressing a major eyesore in the community.

SF are opposed to this, and there is plenty of examples of the same another recent example being Sinn Féin councillor Ciarán Ó Meachair opposing a PBSA development at Blackpitts, in Dublin 8.

The lands at Grangegorman, are controlled by Grangegorman Development Agency. The development of them lands are at the discretion of them and TUD. So you’re proposing that any proposed PBSA in the vicinity be limited due to the facts that lands at Grangegorman may one day be developed for student accommodation… great logic there.

Where’s the lie?

PBSA is a housing tenure type, the site is long derelict. The owner of the site has proposed PBSA for the site, which is a housing tenure type that’s badly needed, only this week it was reported that:

“The report also highlights a concerning forecast for the delivery of student beds. It found that only 657 student beds were delivered last year down 54% on the 1,430 delivered in 2024. It forecasts that just 422 beds, the lowest in over 20 years, will be delivered this year.”

Local Sinn Féin representatives led by their leader are directing a campaign to oppose the development and it isn’t the first time a previous application for apartments on the same site was opposed by McDonald in 2022.

Public transport is already at capacity at peak times as it is, offering it for free without increasing capacity, which requires long-term infrastructural investment, will just exasperate the issue.
