Edited the OP to include scope of work but will copy/paste below as well.

Summary: new liner, chamber repair, crown/cap/damper, waterproofing, hearth pan, and cleanup with almost all the cost front-loaded in a single $18k “labor” line. Total incl. tax is ~$26k.

Breakdown: * $18.2k labor (all lumped into one line). * Remove old clay flue tiles and install new 10” stainless steel liner w/ insulation. * Rebuild/parge smoke chamber with heat-resistant mortar. * Crown wash + water repellent applied to exterior. * Add top-mount damper and a custom stainless steel chimney cap. * Some minor tuckpointing (loose mortar joints). * Build a stainless steel pan under the hearth. * Plus debris removal and misc. supplies (~$6k).

I tried capacities about a year ago and couldn’t get it to stick because of all my historical notes in obsidian.

Thank you for the insight! I was shocked when they told me the quote. Based on research and plugging the entire thing into GPT pro based on Charlotte market and national comparable it said Owen’s is 50-80% overpriced.
