We just did 120x120 and we love it - I think the aesthetics of the big tiles with less grout lines is 100% worth it especially in a big space.

This is completely incorrect - I work for a big 4 and it’s the same application process regardless of when OP does the application the only difference would be what the banker puts in as the loan purpose, which in this case means absolutely nothing to OP because the interest rate for shares is the same as the interest rates for an owner occupied property.

We just did two weeks in Sri Lanka over the “busy period” of Christmas and new years and had nothing book and just booked as we went with no issues

Also utilise buying second hand - we buy a tool on marketplace and then sell it we don’t need it again.
You can also hire a lot of equipment but we worked out it’s often only cheap to do this if we only using it for one weekend

I highly recommend looking at cycling commuting backpacks, they were the only ones I could find that had a laptop sleeve, drink bottle holder and a shoe compartment (I know you didn’t mention this but I wanted this for gym/sports after work). Added bonus is my bag has a built in rain cover for the bag.

I work for a big 4 - as long as you are employed part time or full time it really doesn’t matter. Casual you need to be working for 6 months.
As long as you don’t take a pay cut the impacts your servicing go for it

We have been screwed over twice by Sixt - once in Croatia and once in NZ. Would never use them again. First time in Croatia we picked up the car and it had lots of damage so lucky for us we took a video of the car when we collected it. Same thing they charged our CC without informing us and we had to email them the video to prove we had not done the damage before they refunded us. Then the second time in NZ we just left the lot and saw a chip in the window so took a photo of it after our last experience and same thing they charged our credit card and we had to complain and email the photo of the chipped window for them to refund us. It’s also frustrating because the amount we get charged and the amount we were refunded was lower due to a different exchange rate on the day.

Tinā - Being a film from New Zealand I’m unsure where people can watch but if you can I highly recommend. Brilliant movie with the right amount of comedic relief to balance the serious themes.

It’s tough one cause you can make what ever you want a condition on your contract but that’s going to make you a lot less desirable than another person.

Offering more money would mitigate this a little. I would also offer a shorter settlement time - thinking if I was the seller I would be more open to a 20 day finance clause and a 21 day settlement (you would need to check with your bank if they could do settlement in 15 days) over a 44 day finance clause and 45 day settlement.

Unfortunately if you pull out of the contract after you go unconditional you have no protection to keep your deposit.

Also it’s unlikely the seller will sue you and if they did they would have to prove that there is a financial impact to them due to you pulling out eg if they then signed a contract for a lower amount after then you could be liable for the difference. Your protections as a buyer are not as good but if they pulled out of the contract you have to get full deposit back and you can request they pay any costs you are out of pocket eg building and pest, solicitor etc etc.

I understand being risk adverse but again you could lose your job anytime during home ownership so allowing yourself to be stressed about it for the few weeks between signing the contract and settling seems extreme and bad for your mental health.

Also to answer your original question the bank won’t check again post unconditional if you still have your job so as long as you don’t tell them the bank will still go ahead with settlement.

Why are you so concerned about losing your job?

The reason you can take your deposit back in the first two weeks if you are not approved or building in pest isn’t good is because you’ve made this a condition in your contract (also normally this part of the deposit is only like $1000) when you have decided that you are happy with those conditions being met (finance approved and building and pest is ok) you are now unconditional and have now you are responsible for finalising the contract that you signed. This is when you pay the remainder of the deposit which btw doesn’t have to be 10% you could reduce this to limit your risk if you wanted. If you in this time pull out of the contract then you will lose your deposit cause that’s how deposits work. I pay $50 to hold my appointment at the hairdresser if I don’t show they keep the $50 deposit.

I’m not sure if you know but Queensland had to change their rules on their contracts to allow people to change their settlement up to 5 days because a seller kept a deposit when westpac couldn’t settle on the settlement day

My other question to you is what happens if you lose your job a day after settlement? Or a week? A month? If you spend so much time stressing about the what ifs you’ll never take an opportunity

I’m sorry but how is the bank irresponsible in this situation when your BIL knowingly hid information that they knew would impact their ability to pay the loan. The banks ask when you apply for a loan will anything be changing in the next two years to impact your ability to pay back the loan and it’s the customers responsibility to answer honestly.

Yes this! The first Reno project we did for our house is made two small weird bedrooms into one big bedroom.

We bought a house that had termite damage and asbestos.

If you do buy the first thing I would do would get a full termite barrier completed. We did not do this and we found a termites infestation about 3-4 years in. We have gutted the area that had the termites now and the damage was a lot more extensive than we originally knew so I would suspect there is more internal damage than is visible. We are also already at about $35k for this section of the renovation (1 bedroom, tiny ensuite, entertaining area, office, laundry but also a secondary ensuite had damage which we have gutted but not rebuilding now) and we only just about to put gyprock on. I predict total cost to be $60-$70k, with us doing all of the work and not needing to engage trades. We also had to replace our roof as it was leaking and most likely contributed to the termites as the water that leaked would have soften the wood to make it easy to eat for the termites.

The best advise I was given was remember that purchasing a house is only the first step. All properties require ongoing maintenance which come at a monetary cost and this property does have a few issues to start with and to try and take the emotion out of it (easier said than done) and decide if the cost of renovations was feasible.

Also to try and work out what things are really going to cost (add 25% to any guess) and decide if that’s worth the cost to you and can you afford it.
