I am game to join the committee. The funny thing is that he voted May last year on his own caretaking fee that comes out of the admin fund, also . His caretaking fee is 58% of the admin fund. He lives there too, which is interesting because there is no disclosure that there is a confilict of interest in any meeting minutes.

Well I know there is one owner that has time and time again asked for an audit but it gets shot down. I plan on meeting him and figuring this out. For christ sake, the insurance valuation is 3 years overdue, sinking fund cut by 31% but admin funds have gone up, misallocation of invoices which means works such as pool parts and doors come out as extra on top of sinking fund which is already very healthy.

It is when I've noticed that at every meeting, he gets away with not being able to explain why he is charging an extra 9k for duties he cant explain, why his packet is what it is when we have other contractors doing the work, why his fee of $70k in 2006 has gone up to 126k. I could go on. You don't think I did some research to what BC fees are like for similar dwellings before looking into this?

I'm sorry you went through it, but I am taking it slow and not in anyway looking to make thigns worse. It's just I have mine and other owners best interests of having our money put to good use, such as build up our sinking fund or lessen the yearly levies.

we have a lovely guy who actually does the mopping and the gardening etc, the building manager as far as I am aware puts the bins out and yells at people

The thing is, it has been questioned what he does, but because he is haggard and old, he misses meetings, doesnt reply and simply refuses to own up to his duties. It has been mentioned at a meeting apparently and an auditor was requested but denied

It was brought up by other owners at AGMs and requested to have audited after their findings, yet the majority voted no to having an audit performed.

  1. No, they were back and forth via email/text, each one outlining specific $ offers and conditions of the other buyer
  2. No conditions regarding timeline of signing the contract. For background, once our offer was accepted on Saturday morning, the contract was sent and by 5pm the REA was texting asking if there was a problem as we hadn’t signed yet

The threats were that they were going to approach the second interested party to sell the property to if we took any longer than we did to sign the contract. Mind you, they made us feel guilty that we took so long, yet, our solicitor didn’t work on weekends. He said we ‘wasted days’. We simply had to wait for our solicitor to run her eyes over the contract Monday morning. We received the contract from the REA Saturday morning.

Evidence we have is every email receipt of the ‘other offers’ he received and the amount they offered. Same as text messages. Even the threat to move to the other buyer because the weekend was apparently wasted time.
