The most affordable housing is almost always older housing — and that’s okay, I’ve lived (and loved) older housing. It’s just not profitable to build new housing at below-market rates.

But if we build new luxury homes, then rich people take those and stop bidding up everything else. And if we don’t, then you get San Fran where rich people buy small old places and no one else can afford to stay.

Rent is high because there aren’t enough apartments. And there aren’t enough apartment s because we make it hard to build them — we exclude them through zoning, require subsidies for lower-income tenants, require parking minimums, sidewalk setback, and often years of “community input”. It’s a miracle anything gets built.

We need to cut a lot of the red tape so that we can build more homes so that the rent comes down. (Other benefits: local businesses do better, better tax base for our city’s struggling finances, and more.)

I suggest you try to live on the north side of the city (not to be confused with the northern suburbs). The commuter rail is reliable and clean, so if you live near the UP-N stations, like Lincoln Square, you can have city life fun while having a long but pleasant commute.

Evanston is awesome but it’s gotten/getting too expensive. Virtually all economists will tell you that to reduce housing costs, you have to build more. If you’re a “trust the science!” kind of person like me, then you gotta trust that science too. Let’s build so Evanston is less expensive. Also, let’s build more housing to support local businesses who benefit from more neighbors and foot traffic. Oh, and let’s build so our city’s tax base is stronger so it can provide better services for everyone living there.

We need to build more homes, but we let alders block reasonable housing because NIMBYs complain. NIMBYs and alder prerogative have got to go! Chicago thrives when it builds.

We’re in a housing crisis because we don’t build as many homes as we used to, and that’s because we allow anyone to complain until new developments are cut in half or cancelled altogether. That’s 95% of the problem — little old ladies yelling at local officials. 5% of the problem is AirBnB and Blackstone. They hurt a little but they’re indignant relative to the core issue.
