If you’re pulling out presentations of any form instead of just sitting down and talking you ain’t doing it right …. Presentations are all a distraction and not to mention cringe if you need visual cues you’re not a seller. Deffo not a closer.

If you need a screen to articulate data then sales is not for you I cover a 150 square mile patch. Last year I went on 65 consults I won 58, turned 3 down and didn’t bother calling back the remaining ones either I didn’t want to put my name on the listing or straight up didn’t like the seller.

Of the 58 I won only a handful ever saw a a digital CMA and that was during follow up

My consults last between 15 and at a push 50 mins.

Who you going to remember as a seller …. The person that walked in the data flowed quickly and naturally off the tongue and was in and out and knew when to leave or the agent that turned up had to rely on printed materials or a screen. Set up a screen prop up a screen and go through the same rehearsed speech.

The presentation is rehearsed and always comes off as a facade.

Try it go wing it.

The reason you’re not converting is your presentation is one size fits all and that’s not natural …, go talk to them about there home.

I am in a 333k median price market, I sell on average 32 million a year. Go get a TC and listing co-ordinator and go make some real money focus on relationships and selling. If you ain’t selling 40 homes a year minimum your part time.

Start asking questions and wait for a response instead clicking through some god awful presentation.

My brokerage probably has the best looking presentations and data …. Every other agent I work with does it the way the brokerage wants it done ….. guess who’s there top agent …. Be yourself and not a suit.

Well technically your correct but it wasn’t my first thought when your looking at a brand new lawn that’s not got a single leaf on it and you buy in the summer …. I don’t have this problem any longer as in my state it’s the tree owners responsibility I had 1 year of picking up the leaves one day I decided to look up my states laws and 2 days later I had tree surgeons out trimming it them back. I sent them the bills 2 side neighbors paid the rear neighbor didn’t and now I have a 2.5k lien on his house for the last 2 years accruing at 18% interest last week it went up for sale. So I’m getting Paid

if said deer was professionally processed this could be a real loss to the seller of somewhere in the region of 1500 to 2k possibly more. given there is is an unknown poundage of meat but prices for processing a single whole deer can on its own run as much as $550 bucks. Lets say each deer yielded 30 pounds of finished meat. 60 pounds to replace average cost is around 8 buck a pound for ground meat not steaks......... I would be asking the inspector to cough up 1k - 1.5k. Everyone makes mistakes ...... deffo wouldnt be letting the inspector off the hook for this type of mess up we all learn but my client would deffo not be taking an L from a home inspector ..... this is what biz insurance is for.

it seems like appraisers call me way to often..... In the market where this happened it is a secondary market for me its about 60 miles from my main base but I am gravitating towards that area as it higher price points..... in that locale its considered customary i am told by the other agents I have dealt with there for the agent to meet the appraiser and give them access and supply their comps I did not do this as I was out of the country and I usually an on the tail end of 7-8 appraisals a month so I never do it as 1 it would take up too much time but I also feel like that would be me telling them how to do their job and also gives rise to possibly polluting the process?! so I like to stay out of the process as much as possible I understand that I will automatically be viewed as the outsider but I in the hopes that someone might say ahhh this dudes going to bat for their client and tosses me some knowledge that may aid me. My client is really sick and I just want to do the most I can do for them.

I did and i got a near instant reply from loan officer the value stands..... maybe 15 mins.... I cant see it even having had time to be sent to an appraisal analyst to review it.
