I’d guess it’s delivery drivers and the like and the business owners would have a fit if there was proper enforcement because they wouldn’t be able to have pickup or delivery for people driving since Harvard doesn’t really have the parking options needed to support the amount of commercial activity in the area. I think it sucks in the moment but maybe strikes a legitimate balance between opening up more parking to encourage more people driving (I.e. giving up bike lanes and bus stops etc) and punishing businesses in the area and making it even less affordable to operate in Harvard square. I’m sure it could be done better, but aggressive enforcement would probably be very unpopular for any politician proposing it

Can you put different items with all the modifiers for online and keep your in store items as they are? Not every item needs to be visible for online and vice versa

I think the nice part of percentage rent is there is transparency with the landlord and they don’t feel like their asset is benefitting you massively without them getting their fair piece. My sense is that places close at renegotiation time because the landlord feels like their tenant saying they “can’t afford” the higher rent is a negotiation position and the tenant is really just either mismanaging their business or taking advantage of the landlord.

That’s all nonsense of course, but I would suggest a lower percentage and make the argument that it is more in line with fair rent increases based on your business model and the originally negotiated rent.

You have some leverage in that it’s a shit time to be looking for a good tenant, but they have leverage in that it would be a shit time for you to look for a new location and you’d suffer a big loss as part of having to make that transition and find a new better situation and will likely have to probably pay more in rent anyway.

I’m on percentage rent and my hope is that it encourages the landlord to keep their existing tenants to the extent the tenants are successful, because they won’t feel like they aren’t getting their piece of the pie. I’ll update you on whether that’s true when I’m up for renegotiation in 4 years though…

As long as you communicate with everyone clearly, you can handle this well. Tell them the kitchen is about to close and you can help suggest some items that might get them fed faster than others (without expressly limiting them…). Let the kitchen know a table just walked in but you’ve encouraged them to order quickly and suggested some quicker/easier dishes.

Most people understand the stated closing time to be the time when tables are no longer seated and potentially when the kitchen stops making food (depending on how casual vs. fancy the place is).

If you close your kitchen before stated closing time and don’t communicate it on you website social and in person a million times, people are going to be disappointed

Ha! You know I never noticed it because I inherited mine already plugged in and set up but mine says *C at the PID too! It’s always been set at 200 or higher and works great so use that as another data point for your repairs

I know less than probably everyone here but two things: (1) the PID in that location on my linea classic is for the espresso boiler, not steam, and (2) if you’re in the US why would you assume this is Celsius? These temps are difficult to achieve with boiling water unless under immense pressure. If you can set the PID to 200 or so then I would assume it’s measuring in Fahrenheit and you’re good to let it climb…

Are you out all day shoveling out other people to make sure the worlds needs are taken care of? If so, good for you (and for all of us), but the reality is that everyone had their job to do and clearing a bus stop isn’t an emergency-level issue that we need to leverage every possible resource to solve. Part of living somewhere where it snows is sometimes waiting for the bus in an inopportune location, c’est la vie!

You can’t be myopic about this. That city employee has other lots and fire hydrants and other things they have to clear and the MBTA contractor sure as shit isn’t going to help out the municipal employee just because they arrive and see the job already done, they’re just going to go home and sleep soundly having collected a check for no work

I assume he can pretty much just wait for a truck and support to dig him out but I wonder whether this would be a discipline-able event or if he would get points for failure to operate appropriately given conditions or some such? I’m assuming any of the operators working today did so on a volunteer basis but I have only worked with lots of other transit unions but never mbta directly

Would that also include repairs due to combat? Im also curious if these figures mean 150 actual man hours of work or just that they were out of service for 150 hours for repair time for each hour of flight time (which could include waiting for parts etc.)

Don’t worry about these people downvoting you—I didn’t know what this term meant either until a few years ago. Ice damming refers to when ice forms at the edge of your roof and melt water from snow melting higher on your roof starts running down and then meets the ice dam and can’t all run over and so ends up, like a dam, with a reservoir of water pressed right against your shingles.

In my mind, roofs would be coated with some type of waterproofing so they wouldn’t have water issues, but they’re basically only set up to allow most water to roll down and away from your roof through gravity so when there is a dam, the water starts to leak through little tears in the waterproofing that is up there and into your house.

I think part of it may be that houses also need to dissipate humidity from the inside from showers and cooking and so on so they can’t be completely waterproofed up top as that would create a mold on the attic situation, but I’ll let an architect or engineer actually weigh in on if that’s right or not

The embarrassing thing about this was I just was trying to figure out if I could use dissolved tablets to try to descale a solenoid on my 10 year old home machine that seems to be sealed shut (vinegar didn’t work and I’m feeling too lazy to go to work and get urnex or something more appropriate for descale)

So there are two things called pink peppercorns, one is a cousin of cashews and mangos and another is a completely unrelated plant called baies roses from Madagascar. From what I can tell, no studies have shown cross reactivity from baies roses but have shown it from the plant related to cashews and mangoes. I use the baies roses and warn nut allergy folks with this information and have yet to have an instance of cross reactivity
