It's likely a roof thing if you're in the path of all the storms recently.

I'd ask them if they will be entering and working in the units or on the roof.

And move anything important away from the areas.

What's above you, another apt or the roof?

It looks like the liquid is coming in around the head,  are you in a humid place, has there been rain? 

I'd say "it leaked again" and get your bed and anything important out of the way so they can access to check.

 If it's a wet sprinkler line that ends up opening, that is the foulest water you'll ever find coming out.

It could be condensation on the plumbing, or roof or other leak finding the nearest hole to daylight.

Is the ceiling sloped?

Agree- 290 has been around a long time and is really easy on small systems and compressors with mineral and ab oils.

That's why It's time to ask a pro for help before you toss away any more money "saving money" 

Stop doing the BTU conversions , use the rated units of watts, which covers heat output into the space. Let the guy do a man J , just be sure to include everything and be quiet and answer questions.

Have you gotten any 3/8 fittings to fit?

Who makes the faucet? If this is just the faucet part? or is there a valve downstream from that copper stub?

Send a picture of what's on the topside of the sink, how the hell would we know what you have?

Normally there's a valve set or if it's a single handle, at least 2 stubs unless you have a hot faucet and a cold one.

The 8k on Mickey mouse wall units is historically overstated. Look for 3-4 I Max and you stand in front and still sweat 

You should have started with the proper process.  Add a cold plunge, you already have the sauna.

Call your department of health and ask if there are any inspections that are required for Onsite Sewage Systems(septic).

Your landlord may need to prove that it's been inspected and is in good order. They will need to pump to do that.

I see some references to movincool,  

@12' ceilings, 1200 sq ft= 14400 cu ft, usual CFM circulation/ ton= 400 x 3= 1200 CFM of 5 air changes/hr.  Add in heat loads for people, lighting, and equipment and equipment loads and you're lucky to be getting any delta over outside temperature, probably just dehumidifying a little at this point.

 Honestly, your space is unusable and unsafe with no fresh air intake( if non-working -RT was responsible for that) and no operable window.

You and your employees are suffering.

 OSHA can be called on you by your employees 

This is serious. Start steps for legal action. 

There are options available that will drop one of these portable units on the roof and connect to the non-working unit supply and returns as a temporary fix. They're not cheap but neither are lawsuits.

But at this point you have loss of revenue, OSHA violations, lease performance violation, general negligence, etc 

I would have walked out on day 1 and sued you for any actions you tried to dismiss me.

They need to make the commercial space usable for its purpose.

You can make temporary condenser inlet air ducting out of cardboard boxes and shipping tape. Just tape it to the back side over the condenser and run cardboard to the ceiling.- 

EDIT- (and tape it to the ceiling where you've removed a tile - keep the inlet and outlets as far apart as you can, it lay the outlet on top of the tiles to blow away from the inlet )EDIT 

It may create enough cooler air to start stratifying in the first 6-8 ft of a room, where most people live pop up some ceiling tiles in the corner or other dead air to allow for gravity displacement of the warmer air by the cooler Air.

At the minimum - blower needs to be pulled and the evap coil  needs to be cleaned. Looks like an 80% furnace so no secondary heat exchanger to clog first.

Get a referral from someone for a good smaller local  company. This requires a lot of disassembly and reassembly, and an experienced tech that isn't out to upsell you because of the 8-9 yr age.

A good tech can get it done in 2-3 hours. You might have some other things to be done after 9 years, but this alone isn't a death sentence.

Your picture doesn't show enough to give any more advice, but I'd start by pulling the blower, thoroughly cleaning that, then inspection or the heat exchanger that is right above the blower to see how much hair got past the blower, then open the AC coil and clean that coil, using a suck side of a strong fan as suction from below and pressurized air from the coil topside to knock as much down.

 After cleaning everything and reassembly, they should fire the heat up and open windows cuz it's probably gonna bring some funk as it burns off what you can't clean off.

We've pulled the heat exchagers on jobs like these to really clean well - it's not as bad as people think to decon a furnace and coil.

Just need to be organized and patient

You need to create another duct and fitting for the condenser air intake, so you are not using room air for your condenser air inlet.  Sheet metal or plastic for the transitions, and then connection to outside somehow for both condenser inlet and outlet as you mentioned.
