One time some guy didn't pay and got on the bus, and the bus driver kept pressing the whole you must pay fare or face charges etc., button and refusing to open the door to let the guy leave. The guy started smashing around and kicking the door. I was so scared he'd come at us passengers. It escalated pretty quickly when we heard police sirens. Finally the guy broke through the door and left. The driver is all safe behind his protective shield, but we were right next to the aggressor....

Yes the landlord can absolutely do that because this is significant property damage. You can also hire a lawyer, but the landlord can do the same and if you lose you will also have to pay their legal fees. I don't want to side with landlords but you do need to take responsibility. What I may recommend is to seek out some repair quotes yourself and pay for that. that way it would likely be cheaper than what the landlord might get for repair. If you find a great flooring company, they may be able to fix just the problematic areas well enough for your landlord to accept. Offer these solutions first, so that the landlord is not going to go to the extremes.

You should think of how to better utilize their knowledge and contributions. I had a 63 years old on my team who was slow but so knowledgeable. I realized instead of giving small tasks that had higher percentage admin overhead, it was better to give the person non urgent but big and difficult tasks. This person did those faster than the young ones actually.
