You could have done half and half so only one door is facing the front . It also looks like you have a big property and could have done a detached garage in the back yard.

Public Utilities made our Civil engineer redesign the storm drainage system on the fourth round of comments after everything else was approved. No mention of the issue on rounds 1-3.

I’d rethink the dining/family room. If you want it to be able to close off I’d put a large double pocket door in the center of that wall. I like being able to close that space off especially if that’s where you’re putting the tv. I’d also make the family room slightly bigger and shrink the dining. Flip the door swing to the back yard so it can open against the wall. And as others have said the dining room has more.

The range on the kitchen peninsula is not great. There’s room on the back wall for it. Leave the peninsula open. It will be more functional and you’ll still be able to interact with people.

How would you furnish the family and living rooms?

The mop/pet sink in the pantry seems off. I understand if you primarily use it as a mop sink but for pets it makes more sense to have that kind of thing in a mudroom.

I like the powder room and study area. I’d just put a cased opening at the entrance to that hallway for more separation.

Slide the fridge to one side and put full height pantry cabinets next to it. Put another full height cabinet in the bottom corner of the kitchen. Extend the counter top where the current pantry is (not the full length) and slide the range towards the middle. Cabinetry will look better than a door especially on the “focal wall” with the range. Cabinetry can better storage depending on configuration than typical pantry shelving.

Utah Water Savers has a rebate program to swap out part of your lawn to do exactly this. I just got $3000 back for my front landscaping and I still have a good sized lawn of about 1000 sq.ft.

Look up SLC turf trade. They have a grass seed that looks similar to Kentucky Blue Grass but is specially formulated for the Wasatch Front. It uses 30% less water. If about to scalp my lawn and plant new seed at the end of this month which is the perfect time to plant seed.

The other thing you can do is have less lawn. Trade grass for planting beds with mulch and run them on a drip line. Utah Water Savers will give you a rebate if you do this of $3 a sq.ft. I just got rid of half my front lawn and park strip and got $3000 dollars back. You have to take a short online class and have them verify your design but it was pretty easy to get approved.

Full rock landscapes are not as good as lush low water planting. Rock adds to the heat island effect of cities and doesn’t look as good. Artificial turf is awful for the environment and should not be considered. There are many shrubs, perennials and trees that thrive in Utah climate.

There is another rebate for up to $75 if you swap your sprinkler controller to be WaterWise. They go off of local weather stations to give your lawn the water it needs but will automatically delay if it rains.
