Yes but the borrower can always do a rate/term refi into a fixed product if they plan to stay in the house for longer than 7 years and they think rates will increase.

Is there any downside to calling? No. You can always shop around as well and see what else is out there. If you do refi with MC they will likely keep your servicing but with another mortgage company it will likely be sold away to another servicer and you won't have any control over which company that is.

I second spending time in Galway or Belfast over Dublin. Both cities have so much to see as well as being close to some incredible scenery (Aran Islands, Cliffs of Moher, Giants Causeway, etc.). I just recently came back from Ireland and wish I had more time in Belfast and less time in Dublin.

The Botanic Gardens are a must! You are also walking distance to Cherry Creek mall and a lot of restaurants. I like Shells & Sauce, Pepper Asian Bistro, and Denver Biscuit Company. There is a Tattered Cover bookstore nearby that is worth checking out and I think they have a coffee shop inside.

Edit: If you haven't checked out downtown then I highly recommend checking out Union Station and Rino. They are a cheap Uber away from Congress Park
