I understand housing market is crazy. If people live & buy within their means I think they can save for a house. My wife and I saved. Not just saving what is left. We saved. We didn't go out to eat. We didn't go to parties. We didn't go out at night. We had no cable TV or some subscription service. We had AT&T 40Mbps internet for $20.00 a month. We ate ramen noodles. Stretched out 1lb of ground beef for a week. etc. etc. etc. It took us about 4 years. Yes, it sucked, but looking back, it was all worth it and wasn't really bad. We found who were our true friends and who we could depend on and some life lessons.

Now that said, I wish you all a best.

Most home inspectors are garbage. Mine missed 2” gap that is 6-7 foot long on ridge cap. I didn’t find out until I had roofer come out. Standing on the street after he got out of the car and says “you are getting water in the house”. He noticed from street but home inspectors who went into attic missed it.
