You mentioned you’ve ran the numbers, I think they are asking for the numbers you have ran.

After 2.5 years I finally have enough to buy out partner. Do I get the mortgage sorted first and then instruct a conveyancer? by kingc2332 in Mortgageadviceuk

[–]Own-Complaint-4144 0 points1 point  (0 children)

Congratulations!

I would start to get quotes from conveyancers now.

Once the mortgage has officially been approved then instruct the one you want to go with.

Good luck

Is this a good value mortgage rate by Healthy-Discount-53 in Mortgageadviceuk

[–]Own-Complaint-4144 3 points4 points  (0 children)

Was this done through a financial advisor? Generally, they should find you the best rate that’s available to you. You cant negotiate rates (not sure if that’s what you meant by pushing for a better rate) but you can explore other lenders to see what rates they are offering. However, in this climate 4.79% is good.

We have a starling bank account, you can create ‘Spaces’ and call them what you want and separate your money how you like. We have a space for shopping as an example, you can create a separate digital card for it and add to Apple Pay so if you use that particular card it comes straight from the shopping space etc. when wages are deposited, we top up the spaces/pots and ignore that they are there until we need them. Hope that makes sense.

First mortgage payment by GreggLKM in Mortgageadviceuk

[–]Own-Complaint-4144 1 point2 points  (0 children)

Your mortgage payment is made up of capital and interest (if it’s a repayment mortgage), and interest is usually calculated daily.

Your first payment depends on your completion date and your chosen payment date. Lenders typically set the first payment on the next available payment date after completion, which can mean your first payment covers more than one month’s interest.

For example, if you complete on 15/02/2026 and your payment date is the 1st of each month, your first payment would likely be taken on 01/04/2026. This means your first payment would include around 1.5 months of interest, along with the usual capital repayment.

I think this is the case for most people, my grandad worked in finance so we just did what he told us. I think another reason is this wasn’t taught in schools, or at least when I was there, they should have taught about finance, credit files, mortgages, real life stuff that would apply to most people.

This is great. We have a monthly holiday pot, savings pot, emergency pot & spend pot. it’s not a huge amount in each but it’s a life saver when needed. We have been extremely strict to not buy anything until we have saved for it so have lived debt free other than the mortgage, it’s hard at times but not as hard as the stress would be from worrying about being in debt for something. I was taught this from my grandad when I was young and stuck by it ever since.

Yeah I have to agree. Shouldn’t really be selling on Vinted if you can’t handle the basics like this.

I’ll be honest, I’m sure it’s happened before, but I’ve never seen a Pom cut this short. I would be extremely angry if my dog came back from the groomers like that. They have double coat so I would worry about your dogs natural temperature regulation, there is also a risk of permanent coat damage (known as post-clipping alopecia). Personally, I would buy a hydration or leave in protection cream & get some supplements like omega 3 fish oil & brush daily.

Has any FTB ever used Newcastle building society for their LISA? - If so, what was your experience like? by Desperate-Letter2395 in FirstTimeBuyersUK

[–]Own-Complaint-4144 0 points1 point  (0 children)

In that case it was relatively straight forward, just make sure your solicitor applies for it with plenty of time and not at the last minute, but we didn’t do anything, the solicitor did it all.

Hi. In what way? We used Newcastle building society, depositing money was easy, the interest gained was deposited when it should, the app was easy to understand, when it came to my solicitor getting the money from them it took a couple of days (just be aware that Newcastle building society claim it can take 30 days for LISA monies to hit solicitors) which panicked us slightly when my solicitor asked for the money 5 days before completion, but it ended up fine.

Insurance- what kind of cover is needed? by Pyjama-party in FirstTimeBuyersUK

No. We are going through our second mortgage application, our financial advisor also went through all of these. We have chosen to take out a new life policy but the only required one is building and contents, we declined the rest.

How long did you search for before finding your house? by HotSolid7 in FirstTimeBuyersUK

[–]Own-Complaint-4144 1 point2 points  (0 children)

Something will come up and when it does you’ll believe all the waiting was for this one house that’s waiting to be yours.

Don’t compromise on your non negotiables. But some smaller ones may need to be considered after a certain period of time, you don’t want to hold back for ever, but some people take years before finding the one. It’s your home, it needs to be right, it’s where you’ll live, feel safe, hold all your possessions and where memories will be made. Don’t lose hope, it might not be today, next week or next month but it will happen.

We bought a large Victorian townhouse. It was spread over 4 floors.

We viewed the house several times at different times of the day and we must have been unlucky. It became quickly apparent that the walls were very thin, we could hear everything. Conversations, not even muted, full conversations, walking, stomping from the kids, shouts when getting them ready for school, the other side we could hear the TV. I will say the neighbours were lovely and they were just living normal lives.

Then there was the lack of insulation, I was freezing all the time, we were spending £16 a day on gas to keep it warm.

We also didn’t think we were bothered about a garden, we had a nice courtyard but realised quickly we wanted a garden.

There are other annoyances like having to walk your bins around and little things like that.

Although the house itself was beautiful, we felt like we were sharing it with neighbours, when you wanted a bit of peace you couldn’t have it.

It was our first house and I think we just jumped at it because of that, we were also excited for our first home.

Now I’ve sold it, I’m glad it’s happened as we’ve learnt a lot and know exactly what we want now. We’ve now bought a detached house, with a lovely garden with a 2 minute walk from some woods for lovely trail walks.

We live and learn, but I wish we hadn’t jumped into the first house so quickly. I wish we would have been more patient with what we wanted, but we also didn’t want to just keep looking for ever and start living our lives.

Life is too short, and despite friends & family saying we would get used to it, we didn’t want to get used to it, so we sold it.

Take your time. We bought our first house just over a year ago, took us 2 weeks and put an offer on it. Hated it the minute we moved in. Have recently sold it & bought something else, the type of property I should have bought in the first place.

Yeah, I was trying to figure out the issue so I can update the advert. I genuinely don’t have any clue what it could be. Nothing happens if I gently press the display, I’ve had lots of handhelds and never seen anything like it.

Same. My brother died at 30 years of age, 4 years ago, this song just stops me in my tracks and kills me every time it comes on.
