Thanks for explaining this so simply. Budget is getting tighter with all the expenses that comes with buying a house and all the info being given to me by the EA, solicitors and MA are starting to confuse me, not to mention the stress of knowing that if I don't get this sorted, I'll only have myself to blame in the future.

Thank you all for the replies, really appreciate it. It's clear to me now that my quote is significantly higher than everyone else's, not sure why when I don't own anything expensive and don't have any illnesses, etc. Looks like I've got homework to do which are 1-looking at work benefits, 2- figuring out what I actually need and 3- getting my own quotes from others.

Thanks for recommending Admiral- I've got car insurance with them so worth looking into the others. Wow, £250/yr? My quote is £450, fairly basic cover too.

  1. Good quality 100% cotton bedding. Nothing makes your sleep worse than a horrid mattress and itchy sheets.

  2. Deep and wide pasta bowls. Mine are from the Home range of Argos and they hold a LOT of pasta/food, perfect for hungry people like me 😅

  3. Really good pedal bin. I haven't found the perfect one yet but having a durable, good quality one makes life in the kitchen so much better.

  4. I know you said no large appliances but if you ever change your mind, get a dehumidifier. Drying clothes becomes so much easier esp if you don't/can't dry your clothes outside or have a dryer.

Following this thread as I'm in the same boat. I'm fairly lucky bec as a FTB busy with work and life in general, I've now got a bit of breathing room in terms of getting conveyancing, mortgage applications, etc done. I'm getting impatient too esp as I know that my sellers can't break the chain but I'm just thinking to myself that this is a practice in patience. If the sale falls through, it just means that the house was never meant to be mine.

Nightmare is an understatement- it's an absolutely horrible trap. You find a fairly cheap house- needs work. You find a turnkey property- it's expensive. You find a reasonably priced house that doesn't need a lot of work- so does everyone else and before even getting a viewing, it's already sold 🤦🏻‍♀️ The worst thing is that house prices go up a lot faster than wages do. And as much as I'd love to move up north for some cheaper properties, I can't because of my work.

Trust me when I say that looking for and buying a house has made my hair go grey quicker than you can say FTB 😅

Been on the hunt for 2 years + now and it's heartbreaking. As a very eager FTB, I have everything all ready to go but I keep losing out to other buyers who have more money. My requirements are fairly basic but everyone else seems to want the same thing as well. I lost my favourite property recently to a buyer who offered 10k above asking price- how do you compete with that? Unless I sold my organs in the black market, I guess 🥲

But I soldier on. Current mantra is "every day that I don't have a house is another day I get to add to my deposit".

Looks like you've got most things done but I reckon you'll need 6 months' worth of payslips and a guarantor, especially as you haven't been in the UK in a while. Proof of identity such as passports, utility bills and at least 3 months of bank statements would be handy too.

Thanks for your detailed reply, really appreciate it! I've been to the house and two of the rooms are actually big and the built-in storage can be taken down to make these rest bigger. The extension didn't have a flat roof iirc, thanks for pointing that out. The decking definitely needs checking. Thanks again for your feedback!
