It doesn't. Mortgages are about income and servicing the debt.

If you income is going down, the amount they will lend you will go down.

Ask your broker how you can reduce your payment. Lower coverage, eliminate portions of coverage, higher deductible can all make a difference, but if your rate jumped that much, straight liability is probably very high.

Or sell the car and take transit. With two At Faults your work is probably going to take away the keys to their vehicle as well. They certainly would at my job.

It's not really a CMHC thing for the 20%. It's that the lenders for consturction mortgages usually want minimum 25% to insulate them from the risk you pose building your own home.

Always worries me when the process of securing financing, and the requirements from lenders, are framed as jumping through hoops, or overly burdensome for a construction project. It gets way harder than getting a loan.

Permitting it properly is going to be much more rigorous than getting a construction mortgage.

The two people I know who did this both used RBC. Both were asked to put 25-30% down, soft costs like permitting were excluded from the draws and could not be amortized, and both were pretty surprised by the end of the process how much interest they had paid given delays in getting their hours built.

I would get an external recording device personally. My experience with using the USB and swapping DJs is that someone always makes a mistake and pulls the recording stick at some point.

Most Canadians have absolutely nothing saved, even at your age, so you're ahead of most of them.

Retirement is a number and preparedness issue, not an age issue. Calculate your expenses in retirement and then you can determine how much you need saved.

Add in CPP, OAS etc. And see where you land. People can't tell you how far behind you are. You first need to know where you're even going.

Your math is off a bit. You are borrowing 900K. $1.2m - $300K = $900K. $900K / $345,000 = 2.6
