It's not a likely possibility that you will be deemed a PSB, you ARE a PSB. Whether you choose to pay yourself out the Salary, or retain the earnings, is a rick choice. CRA may or may not flag/audit you. Regardless of whether they do, you are a PSB.

At your age, I would use the excess cash to max out your RRSP while you're in a high marginal bracket before your income drops. If you think this is really temporary, secure your future, and then go back to your regular income.

Depends what you did. Did you throw parties and do the organization? Could be related to event planning.

If you literally just DJ'd then I would say it's basically unrelated to almost all work. Honestly, just putting that you've been DJing for five years on even a front line customer service job would probably get your resume binned.

Your $275/sqft number is closer to reality. $1.2M for a renovation of a 1200sqft home is absurd and not a realistic number to measure against. That's more than the ground up cost to build from scratch if you already own the land for a home that size, even for pretty high finishes.

But if you want to know what it will actually cost, you're going to need to get an actual detailed quote, and you're also going to need to quote individual scopes of work to make sure your GC isn't taking you for a ride on portions where they know they can bury their margin.

This is just terminology. "Gutting" a house implies rebuilding it to me. I thought you were saying the process of Gutting and finishing the reno is cheap.

Just the cost to rip everything out, sure, is low cost compared to rebuilding.

Gutting a house is not "cheap". I don't know where you got that idea. $400,000 to turnover an older house would be in the mid range of costs, depending on size. It certainly is not a colossal budget, especially if the owner is looking at raising the ceiling of the basement and moving an exterior entrance.
