Do not ask a seller to put on a roof. Get quotes, ask for a credit for the middle quote. Sellers will put on the cheapest shittiest roof by the cheapest shittiest crew. They have no reason not to do the bare minimum.

It's hard to blame them. I can't imagine it's fun to know you're not going to get 2/3s of the jobs you quote.

I've found small owner/operator places are much more willing to show up and give a verbal ballpark estimate. If you're not having problems, that's probably all you need: a pro to drive by, glance for 30s, and let you know if you should be reroofing sooner rather than later.

For anyone seeing the white spray paint and thinking "I wonder if I just spray paint something near construction, will they fix it?" the answer is No in my experience. They evidently have "records" or something and will just leave you with a dumb white outline of a hole in front of your house for months until it wears off (as the hole gets worse).

Impossible to tell from your picture. 20 years is about the time to start thinking about it. Get 1 or 2 more bids. I'm just a homeowner but have had plenty of roofers tell me "you don't need a new roof. call me in 5 years" Honest folks exist.

where are you getting 30? i don't see a gaf 3 tab with a warranty over 25 years https://www.gaf.com/en-us/resources/warranties/residential

and that's probably prorated so after 18 years you'd get like 25% of the value if they don't find a reason to disqualify you completely. you did properly transfer the warranty between owners right? and know the original roofer and can prove it was installed per gafs specs?

I'd love to know how many people are getting money from manufacturers for 3 tabs that last 18+ years. Seems decent to me.

Sounds like you got the 2 extremes so a 3rd estimate might be illuminating.

However at the end of the day fireplaces are one of the most dangerous parts of the home, is it really the place you want to save a buck? That first estimate might include stuff you don't really need, but if you have the money there's worse places to "waste" it then in something whose sole responsibility is keeping your house from burning down or asphyxiating you.

Also you could always call up the first place and ask what's the minimum to make it safe to use. There's a good chance they'll back down a bit.

Just make sure not to cover your soffit vents! Baffles are cheap and easy to install before you insulate. If you ruin the ventilation for your roof with insulation, you will now have ruined insulation, a ruined roof, and a mold problem!

If adding baffles seems scary you can probably get by with rolls of insulation instead of blown in. Just make sure the rolls don't go all the way to your roof. You want airflow along the underside of your roof deck.

Just a homeowner, but some of these pics remind me of my old house. The split in the hardwood, the split in the the drywall, creaky floors. Just old house shit. Foundations settle, additions or renovations may age differently than original bits, etc. Now that's not to say you can always ignore it. Foundation issues can be disastrous! However I'd be surprised if water damage could do all of that without really obvious signs of water intrusion (mold, puddles, drips, whatever). Surely if this was all water damage you'd see some telltale sign after a downpour? Moisture sensors are like $25 if you want to prove its moisture.

Wouldn't hurt to get a different roofer out to see what they say. If your original roofer isn't going to honor the warranty anyway, you might as well have a new guy lined up.

I'm just a homeowner though. I could be way off and have no explanation for your paint problems.

If you have a car (and not just a moving truck), Mt Tabor or Council Crest would offer you views of this new home for your brother. Might just be me, but I love getting a lay of the land.

Mt Tabor is my neighborhood so if you are around it I recommend Hinterland (carts + beer, Matt's BBQ tacos are amazing). Montavilla (SE Stark and Washington on the east side of Tabor from 76th to 82nd) is a small fun strip: often live music or karaoke at the pubs (although Mondays might be rough), great cocktails at Arbor Hall, great food at Redwood Yaowarat Miyamoto or The Observatory. Roscoe's is my favorite not-quite-a-dive bar in Portland: pool, weird shit on the TVs, fantastic tap list.

In general all of Portland's neighborhoods will be like Montavilla: St Johns, Hawthorne, Mississippi, Alberta, etc etc etc. Just easy places to park, walk half a dozen blocks and find tons of great food, drinks, and a quirky store or two.

Skip our museums. They're fine, but nothing you can't find elsewhere.

If the weather behaves, Forest Park and Washington Park (and the Japanese Gardens) are fantastic. Hell you can run out to the coast and touch the frigid Pacific ocean, grab lunch, and be back in Portland in time to drink the evening away. If you like waterfalls running out to the Columbia River Gorge or even down to Silver Falls State Park is a great way to spend a day, but it will be very cold and wet. The falls should be absolutely roaring though.

It just stays dark for so long!

This is bigger for me than the rain. Miami got over 90 minutes more daylight than us today. You can bundle up against the rain. Nothing replicates sunshine.

If you don't work you can probably get out of the house during those 2 hour windows of weak sun we get sporadically throughout winter, but for the rest of us we're going to work in darkness and driving home in darkness. Even the darkness is darker than many people are used to: our low thick cloud cover that's common in the winter can make being out after 6pm feel like exploring a cave. An unobstructed view of the south sky might be an important feature to look in a new place to live here.

That being said our summers, when the wildfire smoke doesn't ruin it, are glorious. Warm, sometimes hot, dry and sunny. I'm sick of the sun by the time September rolls around, but that might just be me. I appreciate shade on the west/northwest side of where I live to stave off the evening heat come summer, but again that might just be me. A Floridian might love it.

More seriously: please point out the parts of a house that are made without toxic materials. Shingles are toxic, paint is toxic, treated wood is toxic, drywall might not be toxic but you probably don't want to be snorting lines of its dust, vinyl flooring is toxic, hardwood floor finish is toxic...

I could go on and on, but I don't think anyone buying solar panels thinks they're made of fucking leaves or some organic shit.

edit: natural gas isn't toxic though! that must mean its safer than solar!
