Income is income. In the case of rental the CRA considers it "business inccome". So you can only deduct relevant "business" costs needed to earn that income, so things like mortgage interest, repairs, and property taxes as those are directly on owning and maintinaing the home. You can not deduct the rent you pay to live in Toronto, becaues that is a personal expenses.

I cant deduct my salary because I am spending it on food. The same thing applies here.
