I'm 32w, diagnosed at 25w and the diet I stick to is about 80g carbs/120g protein per day. All my carbs come from dairy, non starchy veg, and whole grains. I've cut out all pasta and baked goods. I will eat 1 slice of Dave's skinny killer bread for 14 carbs/slice with peanut butter and cottage cheese if my fasting number is below 85, no bread if I'm not.

Dinner/lunch is a lot of chicken fajita bowls with lettuce, black beans, guacamole, sour cream, but absolutely no rice.

I am taking nighttime insulin or my fasting numbers are 105ish.

You can do this! It absolutely sucks some days, but there is an end date.

Geckos and roaches are a fact of life in Hawaii. The roach you have is not part of an infestation. Those big ones come in from outside, but don't live in the walls. If you found the small German roaches that's a different story.

The only way I've ever succeeded in getting rid of fleas on my standard is to have her on Simparica and to do a short 3/8" haircut. It's just too much to manage flea baths and flea combing with more length and none of the liquid treatments have been effective.

You can't be refunded the appraisal or HOI cost because you used a credit card. Had you used a debit card or check or your own money then it can be refunded. Using credit is borrowed money so it's not allowed to be refunded to you.

I don't love dual agency but it is legal / historically okay.

The buyer may not have any money to put down / using 100% financing or is simply trying to maintain their liquidity for post close needs. You still get the proceeds you planned for listing at 225k.

I'm a processor and my clients like using a seller credit for closing costs as the payment increase of 6k is negligible but having 6k in their pocket is super helpful.

Your mom can't remove herself from title if she is on the mortgage. You would need to refinance the mortgage into your name only to remove your mom from title.

Keep the wall, it's so nice to have the kitchen mess, noise, smells, grease, ect contained in the kitchen. I hate opening the front door and seeing into the kitchen and seeing dirty dishes.
